Building Code ADU requirements:
1) Minimum Room Side/Ceiling Height/Exiting/Stair and Guards
a) The main living area has 267 square feet
b) The bedroom has over 145 square feet of floor area
c) All habitable rooms have a minimum width of 7' in any direction
d) All habitable rooms have over 7' feet in ceiling height
e) No areas have sloped ceilings
f) The main door in the proposed ADU has met the 3' x 6'8" requirement. The main part of the
house has a 32" x 6'8" door. This will be changed to a 3' x 6'8" door to meet the
requirement.
g) The bathroom has a toilet, sink, and shower with hot and cold running water. The toilet has
the minimum clear space in front of the toilet (21 ") but the existing shower pan will need to
be removed and a smaller pan no less than 30" wide will be installed to gain the minimum
distance from the toilet to the edge of the shower pan. It is currently 12.5" from the center line
of the toilet. The toilet seat is 21" to the wall — meeting the requirement for clear space.
h) There is plumbing for a kitchen sink with hot and cold running water.
i) Stairway handrails will be raised to 34" above the stair tread nosing. They are currently
31".
j) N/A
k) Hallways are all over 36" wide.
2) Smoke detectors will be hard wired in each sleeping room, outside each sleeping area, and on
each level. This will give us 3 detectors in the upstairs unit and 2 in the downstairs unit. All will
be wirelessly interconnected.
3) Carbon monoxide alarms are installed on each level outside each separate sleeping area. One is
installed upstairs outside the bedrooms in the living room. One is also installed in the living
room next to the fireplace in the downstairs unit.
4) a)-d)There is an openable escape window in the ADU sleeping room that exceeds the openable
area of 5.7 square feet, the mimimum clear opening height of 24", minimum clear opening
width of 20", and the finished sill height is less than 44" above the finished floor. The window
meets all requirements.
e) N/A
5) The newly created bedroom has multiple windows and the living room also has two large
windows. Both rooms easily meet the 8% criteria (bedroom is 8.7% living room is 10.6%).
6) a) All windows in the ADU will be accessible to open for ventilation. The 4% minimum is
currently met.
b) The bathroom has a mechanical ventilation system (80 cfin) and an openable window. The
laundry area has an openable window area greater than the minimum of 3 sq. ft.
c)The kitchen will utilize a micro -hood that will vent to the outdoors with a 220 cfin ventilation
system.
7) The ADU is heated by baseboard heat. Three seperate heaters can maintain the minimum
heating requirements for the living space.
