Philip,
This morning, Jerry Shuster, our Stormwater Engineer came back with an answer regarding the drainage for your property.
Good news! It has been determined that since the actual permit for your home was issued prior to July of 1977 (it was
issued in May 1977) the existing impervious surface, roughly 4654sf will not be subject to the post -1977 requirements of
Edmonds, Community Development Code Section 18.30.060. This means that only the addition, will be considered in this
permit. Mr. Shuster has reviewed the plans and determined that the best way for you to handle the drainage would be
gutters to splash block which is probably the least costly method to install.
I have attached a "revised" copy of your Plot Plan for you to review. I added a couple of notes regarding the drainage,
mostly so if you ever decide, to do any other work on your property the information will be readily available and you won't
have to go through all this rigmarole again.
Also I changed the impervious surface calculations and the lot coverage amount. As I reviewed the floor plan and the plot
plan, I just couldn't come up with the numbers that you submitted. I measured approximately 2090sf for the footprint (lot
coverage) of the house (this measurement should be outside of wall to outside of wall of any structures).
The numbers I used were 30ft x 58.5ft = 1755sf main sectionof house (approx)
5.75ft x 16.5ft = 95sf area of LR that projects out

For existing impervious surface I added the house and LR 1755 + 95 =1850 then added square footage equal to a 2ft
overhang. So the length plus the width times 2 gives me the total lineal feet surrounding the house times 2ft for the
overhang so
58.5ft + 30ft = 88.5ft x 2 = 177 lineal ft
177ft x 2ft = 354sf of overhang.
So total existing impervious surface for house is 1850 + 354 = 2204sf.
The existing covered porch 120 sf with additional eves only counted on width as length was included in house talcs.
7ft x 2ft = 14 lineal ft 14ft x 2ft = 28sf of overhang so existing impervious surface for
porch is 148sf.
The proposed addition will only add overhang on one end so 7ft x 2ft = 14sf of overhang. Total existing impervious for
proposed addition is 134sf.
Please review the changes I have made. If you agree with the changes just email me back and I will approve the plan. If
you don't agree with the changes, please let me know what is incorrect and what changes I should make.
