During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.edmondswa.gov by choosing Permit Assistance.
General:
1. Any time a private utility, in this case the sewer, crosses another property parcel, an
easements must be obtained from that property allowing the crossing.
2. Please add North arrow to plans.
Sheet C 1:
3. Add note to plans: “All disturbed areas on and off site shall be compost amended to meet
requirements of BMP T5.13 in the Stormwater Manual, Vol V, Chapter 5.
Sheet C 2:
4. Please note the location of the nearest fire hydrant on plan and note the distance between the
property line and the hydrant.
5. Are footing drains required for this project? If so, please show where they will discharge.
Footing drains can not be connected to the proposed drywells unless a letter is provided from
the geotech stating that there is enough capacity in the design to take on the footing drain flow.
6. Rockeries may not support a surcharge. Retaining walls can but design must be reviewed.
Please see Handout B#62 to see the requirements for a wall supporting a surcharge and
submit the documentation noted for review.
7. Please note that a 12” locking cast iron lamphole cover with ½” hexbolts is required at current
location of exiting 6” cleanout.
8. The side sewer is shown connecting to a private line. Please show on plans where this sewer
connects to the City Sewer Main. I have attached a map showing where the City Sewer Main
is located.

9. Oil/Water separator is not required on CB #2 though could be installed on CB #1 to help settle
out the oils from the access road.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
