Stamped electronic drawings have been uploaded to the Edmonds ftp site.
Our structural & non-structural reviews of the permit application materials & drawings is now complete. We find the drawings to be in substantial compliance with applicable codes.
The following items should be noted as Conditions of Permit Approval:

The Building Enclosure is required to be inspected by a qualified building enclosure inspector during the course of construction. The inspection is to be completed by a third party,
independent inspector. The City may not issue a Certificate of Occupancy until the qualified, third party independent inspector prepares a report and submits to the building department
a signed letter certifying that the building enclosure has been inspected during the course of construction and that the construction is in substantial compliance with the building
enclosure design documents.
Deferred submittals are required on this project for the following elements:
fire-stop systems, including membrane- and through-penetration fire stop assemblies not specified or detailed within the drawings.
Special inspections are required on this project as specified within the structural drawings: concrete construction and reinforcing steel. Reference the Structural Notes on sheet S1.1.
Geotechnical inspections are required as recommended by the geotechnical engineer, Cobalt Geosciences (Geotechnical Investigation, Proposed Townhouse Structure, 20904 72nd Avenue West,
Edmonds, Washington by Cobalt Geosciences, dated September 25, 2017).
“Cobalt Geosciences should be retained to provide part time field review during construction in order to verify that the soil conditions encountered are consistent with our design assumptions
and that the intent of our recommendations is being met. This will require field and engineering review to:
Monitor and test structural fill placement and soil compaction
Verify the soil bearing at foundation locations for the building
Verify slab subgrade and capillary break material below slab-on-grade
Observe footing drainage placement
Verify infiltration rates at system locations
Observe proof rolls of roadway subgrade prior to asphalt placement”
