We find the drawings to be in substantial compliance with applicable codes. The following items should be noted as Conditions of Permit Approval: Redlines can be found on the following sheets: T1.3, T1.4, T1.5, A2.2, A2.3, A5.3, A6.1, A7.4, A8.1, and A9.0. Our approval is contingent upon the City’s acceptance of the design approach for exiting from the 2nd level exterior deck. We understand that the applicant and City have agreed upon the approach as identified on sheet A8.1. Deferred submittals are required on this project for the following elements: Structural design and anchorage of handrails and guards Canopies Ceiling systems including suspended ceiling systems (other than standard ACT systems), GWB ceilings, soffits, etc. Curtain wall and cladding systems Seismic bracing and anchorage of mechanical units & fixtures Stage platform and walls Special inspections are required to be provided on this project as specified within the structural drawings: concrete, reinforcing steel, steel fabrication & erection, and post-installed anchors. Reference the Structural Notes on sheets S0.4 – S0.5. Geotechnical inspections are required as recommended by the geotechnical engineer, Landau Associates (Geotechnical Engineering Study, Proposed Edmonds Waterfront Center Project, Edmonds, Washington, Project No. 1738001.010.011, dated July 18, 2018). “We . . . recommend that monitoring, testing, and consultation be provided during construction to confirm that the conditions encountered are consistent with those indicated by our explorations, to provide recommendations should conditions be revealed during construction that differ from those anticipated, and to evaluate whether geotechnical-related construction activities comply with project pans/specifications and the recommendations contained in this report.” (page 5-1) Cast in place piles (IBC Table 1705.8).
