At your request I made a site visit to your residence at 18923 Olympic View Dr., Edmonds, WA 98020, to
perform structural observations.
Your intended renovation of main floor involves the removal of several interior walls, including the
removal of the two interior hallway walls. Some concern had been raised as to the whether these walls were
currently acting as structural bearing walls.
Upon observing the roof framing in the attic space, the following characteristics were noted:
1. The roof framing is made up of 2x4 plated trusses designed and manufactured by Woodinville
Lumber.
2. No -bracing -elements from the top chord to the bottom chord are located at either interior hall
wall.
3. The maximum width of the home is 29'.
4. The bottom chord is spliced at midspan with a 6"x3" C20 plate at each side.
Each of these Items supports the opinion that the trusses span to the exterior walls of the home.
As the trusses were stamped with the information of the fabricatoq.l contacted Woodinville Lumber and
spoke to Dirk Phillips who is a truss designer. He confirmed that with the above information given, the trusses
would span from the exterior walls only and not use interior bearing walls.
An additional concern was the affect the removal of the walls would have on the lateral stability of the
home. Upon observation of the attic roof trusses, it was noted that none of the trusses were sheathed or strapped to
carry lateral load from the roof diaphragm to the interior walls which are in question. The only method of lateral
load transfer from the roof diaphragm to the supporting foundation would be through the perimeter wall top plate
connections. To make certain that the lateral load transfer would be adequately handled by the sections of wall
which make the positive connection to the roof diaphragm; we performed the lateral load calculations. We found
that with assumed minimum conditions udder current code, the roof diaphragm to wall to floor diaphragm load path
was sufficient without any additional connections or shear wall elements.
However, the roof diaphragm is a shake roof with skip sheathing. This diaphragm is not adequate to satisfy
current•code requirements. It is recommended that the roof and the roof sheathing be replaced with :" c-d ext
plywood w/ 8d nails @ 6" o/c @ all panel edges and @ 12" in the field to supporting members.
