I have reviewed the above building permit application for the Planning Division. Before I can sign off on
it I need the following:
1.Grading: Please confirm that less than 500 cubic yards will need to be excavated or brought in as fill
for your project.
2.Retaining Wall: A retaining wall is shown on the east side of the house that veers into the setbacks.
Could you please confirm that the retaining wall is less than three feet tall for the portion that curves
to the east.
3.Edge of Roof and Eaves: Please show on the site plan the outline of the roofline, including all covered
porches and covered decks.
4.Carport Roof: The carport is not shown on the building elevations or on the floor plans. Will its roof
remain the same?
5.Carport Setback: The existing carport is shown at a six-foot setback to the rear property line. This
would be acceptable for a detached structure less than 600 square feet in area. However, it appears to
be attached and is being included within the height calculations. If the carport was constructed with
the house in 1952 (Snohomish County Assessor’s records show the house to have been built in 1952),
that would predate city zoning requiring setbacks.
a.Please state if the carport was constructed at the same time as the house or if not, when it was
added.
b.Please also confirm if the carport is attached to the house.
6.Basement Floor Plan: I can see from the elevations that there is a basement to the house, but I do not
see any basement floor plans. Please show at least rough floor plans showing rooms and their uses
(bedrooms, bathrooms, etc.) for the basement.
7.Height Calculations:
a.Datum Point: Normally we want something that cannot move for a datum point. Please state if
the base of the power pole is in concrete or in dirt.
b.Topography: The plot plan states “topo per city map” but when I look at the topography map in
the file of the LIDAR topography lines, which I believe you were given, , it shows several more

topography lines than shown on the plot plan. For instance, the northwest corner of the house is
between elevation lines 200 and 202. Please show the topography lines as shown on the LIDAR
map if you are relying on the LIDAR map for topography. (Note that if you have determined the
corner elevations by some method other than using the city topography map, you should state
that.)
c.The height calculation rectangle needs to be expanded to include the posts for the covered deck
and posts for the covered porch on the west side. Once it has been expanded, determine the new
elevations for the four corners.
d.After the above changes have been made, recalculate average grade and maximum allowed grade
and show on the plot plans.
e.On the building elevations show the revised average grade, maximum grade and actual elevation.
Be sure to carefully measure. Be sure the numbers on the elevations match the plot plans.

Please make all submittals to the Development Services Permit Coordinator, and provide two copies of
any revised plans or elevations and three copies of any site plans. Your existing plans and elevations may
also be red-lined.
