Before I can sign off on it I need the following: 1.Parking: a.Will the offices provide on-site customer services? b.If so, the parking rate is 1 space per 400 square feet of building area, so please show how four parking spaces will be required. th 2.Address: The address given on the application is 22319 – 76 Avenue W., but that site already has th been converted to offices. Please correct the address to 22313 – 76 Avenue W. 3.Landscaping: The proposed changes at the front of the building will require landscaping. a.The proposed handicapped stall must be screened as required by ECDC 20.12.025 (see attached) which includes a ten-foot landscape strip with shrubs that will grow to an average height of 3.5 feet. th b.As part of the Architectural Design Board review of the improvements on 22319 – 76 Avenue W., a triangle of land at the northwest corner of the property was specifically required to be landscaped (see attached). That area has been driven over and graveled against the wishes of the Architectural Design Board. The plans show the small curb between the two lots to be removed, so this area will be lost as a landscaped area. To compensate for that loss, additional landscaping th shall be placed along the front of 22313 – 76 Avenue W. in addition to the landscaping to screen the parking stall. c.If your proposal provides full landscaping along the front ten feet of the site, we will not require it to go before Architectural Design Board. 4.Reduced Site Plan: Please provide a reduced copy of the site plan at a 1 inch = 20 feet scale. Note that in Warren LaFon’s letter dated August 24, 2006, he mentions a proposed storage building at the rear of the property. Any new structures will require Architectural Design Board review.
