Before I can sign off on it I need the following: 1.Height Calculations: a.Per the height calculation handout and the code referring only to “buildings,” uncovered decks are excluded from the height calculation rectangle. Please revise your height calculations as follows: (i)Shrink the height calculation rectangle so that points A and D line up with the wall of the house and modify their elevations as needed. (ii)Recalculate the height calculations as needed, including average grade and maximum allowed height. (iii)Make changes to the height calculations on the building elevations as needed. b.The datum point should be a point that will not be moved with construction. I note that the catch basin is to be replaced and that the invert will be changing. Will it be possible to keep the top at exactly the same elevation? If not, perhaps another datum point should be chosen. (i)Please provide a datum point that is a permanent point of reference. 2.Subdivision: This site is part of a subdivision under file S-06-20. a.It does not appear that the subdivision has been submitted for final review, nor recorded. I also do not find a demolition permit for the existing house. Two houses are not allowed on a lot until it has been subdivided. We cannot sign off on the building permit application until the subdivision is recorded and three copies of the recorded document have been submitted to the city, or until the existing house is removed. th b.The subdivision decision notes that 718 – 9 Avenue S. also takes access through the parent lot. Any easement provided for the benefit of that house will need to be subtracted from the lot area of lot 2, and a setback will be required from the edge of the access easement. Please show how this has been done. 3.Lot Coverage: The site plan shows lot coverage as 3121.52 square feet with a lot area of 13,097 square feet, for a percentage lot coverage of 28.85 percent. When I do the math, I come up with 23.83 DATE FAXED__________ (Attach fax transmittal) PAGE _____ OF _____ percent. However, on the floor plans it shows 2598 square feet for the main level, 746 for the main level garage, and 84 square feet for the porch, for a total lot coverage of 3428 square feet. Divided by the lot area, that comes up to 26 percent lot coverage. Also, if the lot area changes due to any easements being subtracted, the lot coverage calculations will change. a.Please revise lot coverage calculations to make them accurate. Note on Grading: SEPA review is required if grading goes over 500 cubic yards. Currently the projection is for 465 cubic yards. Please be aware that if grading goes over 500 cubic yards we will require you to submit an Environmental Checklist, $420 review fee, and adjacent property owner list (the latter can be taken from the subdivision file). Please make all submittals to the Development Services Permit Coordinator, and provide two copies of any revised plans or elevations and three copies of any site plans.
