I have reviewed the above building permit application for the Planning Division. Before I can sign off on
it I need the following:
1.Site Plan: The steps from the rear door have not been shown on the site plan. Please provide the
following:
a.Show steps from the rear door on the site plan.
b.For microfiching purposes, please make sure that one site plan, to scale, is provided on an 8.5 by
11 inch sheet of paper.
2.Critical Areas: No critical area determination has been performed for this site. However, according
to your geotech report, a steep slope critical area exists on-site which is 68 – 84 percent with a drop of
55 feet. The geotech report by Nelson Geotechnical Associates address most items required for the
critical area study. The following still are required:
a.Please have your geotechnical consultant specifically address the development standards in ECDC
23.80.060.A and 23.80.070.A.2.
b.Several comments regarding vegetation were included in the report as cited below, and to address
them we need the following:
(i)P. 7 “Specifically, we recommend that the slope not be disturbed or modified through
placement of any fill or removal of the existing vegetation.” Please show that existing
vegetation will not be disturbed.
(ii)P. 6 “Future vegetation management on the slope should be the subject of a specific evaluation
and a plan approved by the City of Edmonds. Lawn clippings and any other debris should not
be cast over the slope.” Please provide a plan for the future vegetation management on the
slope.
(iii)P. 7 “Disturbed areas should be replanted with
vegetation at the end of construction. The vegetation should be maintained until established.”
Please show how this will be done.
3.Grading: The quantity of grading has not been shown. If over 500 cubic yards of grading will be
required, then a SEPA review will be required.
a.Please state how much fill and excavation will be required for this project.

b.If over 500 cubic yards will be either excavated or filled please submit the following:
(i)Completed Environmental Checklist;
(ii)$420 fee;
(iii)Adjacent Property Owner List of those within 300 feet
of the property (please see city handout).
4.Height Calculations: The height calculations appear to have been done based on the existing grade.
The geotech report documents that 4.5 to 7 feet of fill have been added to the back yard. Height
calculations cannot be taken from the top of fill, but are to be taken from original grade. The
attached site plan was submitted for the original house and shows what the original grade was when
the house was built. You may use these elevations to determine original topography. We will also
need to have the highest elevation of the peak of the roof of the proposed addition. The peak of the
addition cannot be more than 25 feet above the new average grade.
a.Recalculate the height using the original topography. Show the elevations of the height
calculation rectangle and recalculate average grade and maximum elevation.
b.Revise the height calculations on the building elevations and include the elevation of the peak of
the roof for the new addition. This cannot be more than 25 feet above average grade unless a
variance is approved.

Please make all submittals to the Development Services Permit Coordinator, and provide two copies of
any revised plans or elevations and three copies of any site plans. Your existing plans and elevations may
also be red-lined.
