I have reviewed the above building permit application for the Planning Division. Before I can sign off on
it I need the following:
1.Height Calculations: I may have missed them, but I do not see the height calculations on your
Architectural Site Plan, sheet A1.1. Please include the following:
a.Elevations of the four corner points of the height calculation rectangle;
b.Calculations for average grade and maximum allowed height, and also the average height;
c.Datum point (should be something that will not be disturbed by construction, such as the top of a
manhole cover, etc.) including
(i)Elevation of the datum point;
(ii)Description of the datum point;
d.Make sure that the height calculations on the site plan match those on the building elevations.
2.Landscape Plan: I had a few questions regarding the landscape plan. Please address the following:
a.Will the Zelkova trees in the landscape islands in the parking area to the north of the addition be
preserved except for the ones closest to the addition?
b.What is the symbol that is a square with a circle in the middle that is used for parking lot
screening supposed to be?
c.Please provide calculations showing how you meet the requirement to provide seven percent of the
vehicle use area in landscaping for the parking lots, per ECDC 20.12.035.
d.You have narrowed the gap between the shrubs under the trees from 12-18 feet down to 4-6 feet in
the parking lot screening for the new parking lot. The condition in the ADB decision was that it
should be an unbroken row of shrubs and trees. With a two-inch caliper tree, I don’t think the
root ball would be disturbed if shrubs were planted a few feet away. The intention is to provide a
solid screen that will protect the neighbors against headlights and visually screen the cars. Please
provide an unbroken row of shrubs and trees along the fronts and sides of the parking rows in the
new parking area.

3.Lot Combination: In order for the new parking area at 7312 – 210 St. SW to be considered as
providing parking for the Edmonds Professional Center, it must first be combined with the parent

parcel at 7315 – 212 Street SW. You have applied to do this under file PLN20060145. The ADB
decision states that prior to issuance of the building permit, a decision on this lot line adjustment
must be made.
4.Reduced Site Plan: If you have not already provided a reduced (8.5 by 11 inch) site plan, please
provide that.

Please make all submittals to the Development Services Permit Coordinator, and provide two copies of
any revised plans or elevations and three copies of any site plans. Your existing plans and elevations may
also be red-lined.
