I have reviewed the above building permit application for the Planning Division. Before I can sign off on
it I need the following:
1.Environmentally Critical Area: The site has not yet had a Critical Areas Determination done for it.
Depending on its outcome, further environmental studies may be required. Please submit the
following:
a.Completed Critical Areas Checklist (form was sent to you earlier and is available on-line at
www.ci.edmonds.wa.us); and
b.$135 fee.
2.Setbacks: The required side setbacks for the RS-20 zone are “35 feet total of both sides, 10 feet
minimum on either side.” The new garage addition appears to be meeting this requirement. The
addition at the rear of the house maintains a 10.5-foot setback to the north property line, but only a 9-
foot setback to the south of the house. The total of the two sides is then only 19.5 feet, not 35 feet.
The existing house is allowed to remain at the existing setback, but any new construction or additions,
including second-story additions, must meet the required setbacks.
a.Please revise your plans to show how all new additions, including second-story additions, are
meeting the requirement that the total of both side setbacks must equal 35 feet.
3.Fireplace: Show the gas fireplace on the south side of the building on your site plan.
4.Height Calculations: The southwest corner of the height calculation is labeled as 88. The topography
line for 88 appears to go through the building, with the corner equidistant from the 86 and 88
topography lines. It appears to me that the line for 88 has been redrawn to go around the corner of
the house, so that there are now two topography lines labeled 88. Please make sure that the height
calculations are using existing or undisturbed topography, and not proposed topography. The
following is required:
a.Make sure the height calculation elevation is correct for the southwest corner of the height
calculation rectangle.
b.If it was correct, please clarify where the 88 foot topography line goes. Erase any incorrect lines.

c.If the elevation was incorrect earlier, please revise your height calculations on both the site plans
and building elevations, using the correct elevation for the southwest corner.

Please make all submittals to the Development Services Permit Coordinator, and provide two copies of
any revised plans or elevations and three copies of any site plans. Your existing plans and elevations may
also be red-lined.
