The Fire Department provides the following comments and corrections in accordance with the 2003
International Fire Code and Edmonds Community Development Code:
1. Add General Note:
Pre-sales or “model showing of units” is defined by the Fire Department as a “use” of a building
or premises and is inherently hazardous to the public prior to issuance of a certificate of
occupancy. Pre-sales or model showing shall not be allowed without a (permanent or)
temporary certificate of occupancy and Fire Department permit. Emergency plans as outlined
by IFC Chapters 4 or 14 and local safety standards must be met for approval of temporary
certificate. No building or structure shall be used or occupied until that certificate of occupancy,
or temporary certificate is issued. IFC 901.5.1
2. Will construction be performed while occupied? Arrange preconstruction meeting with FD (425-
771-0213) and willing city departments to identify safety considerations, and eliminate life
safety and habitability impacts for existing tenants.
3. Add note: Clear brush and remove landscaping plants from private hydrants so that visual
contact can be made for a distance of 50’ upon approach.
4. Are any changes proposed for parking/access area? Provide existing/proposed plan for
parking/access.
5. Add note: Under stair storage is required to be 1-hr fire resistive. Show any work required for
this performance.
6. Add note: Interior finish treatments are required to meet IBC 803 for flame-spread index and
smoke developed index. Callout new furnishings and treatment to meet class B for (non-
sprinklered) exit passageways, access corridors, and other exits, as well as class C for room
and other enclosed spaces.

8. Provide illuminated exit signs indicating path of exit no more than 100’ distant from next exit
sign.

9. Provide emergency illumination throughout common living, activity, and egress areas.
10. Provide 2A:10B:C min. rated portable fire extinguishers on each level near each exit so that no
living area is more than 75’ travel distance to closest fire extinguisher. IFC Section 906
11. Sheet 6 clearly identify plans as existing, proposed, etc..
12. Call out permits/submittals required on cover sheet: Fire Alarm, Fire Protection Footprint, Life
Safety & Evacuation Plan.
a. Fire Alarm Permit Fire alarm system is required throughout for the purposes of off-
site sprinkler system monitoring, local alarm audible/visual notification, exterior
audibility, and single manual pull located in lobby. IFC 903.4.2
b. Fire Protection Footprint is required (attached).
c. Fire Safety & Evacuation Guide Provide a guide which describes the location,
function and use of fire protection equipment and appliances accessible to residents,
including fire alarm systems, smoke alarms, and portable fire extinguishers in R2

13. Provide Fire Department lockbox. Coordinate with Fire Department for a “Lockbox
Authorization Letter” and instructions to obtain and install lockbox outside the sprinkler
rooms on your site. 425.775.7720
14. Sheet ID01: New and existing buildings shall have approved address numbers, building
numbers or approved building identification placed in a position that is plainly legible and
visible from the street or road fronting the property. These numbers shall contrast with their
installed background. Address numbers shall be Arabic numerals or alphabet letters.
Numbers will be required both on north elevation of building for street visibility and east
elevation for parking lot visibility.
15. Add note: Replace dwelling smoke alarms with new throughout. Local alarms shall be
interconnected within dwelling with battery backup. Call out smoke alarms on sheet ID2:Unit
RCP.
