The following project has been evaluated under the 2003 International Codes and
Edmonds Community Development Code.
Site plan
1. Provide public fire hydrant along eastern approach to provide required 300’ street

spacing. Resubmit site plan showing hydrant north of property on 240 St and and
include new installation 300’ to the east in accordance with ECDC 19.25.055D.
Civils
2. Sheet 6 of 9: Deconflict area calculations and occupancy classification information
with architectural plans throughout.

5. Sheet 9 of 9 Remove all references to “sprinklers” and “not sprinklered”. If a
structure is sprinklered, it shall be sprinklered throughout. Your group
classifications (B, S2, U) and building design do not meet sprinkler system
requirements. You are cautioned that changes to these classifications, design, or
certain activities can lead to (building) fire sprinkler requirements, fire alarm
requirements, or both.

7. I don’t understand a private garage in a commercial building conducting public
business. Justify this classification.

8. Remove all references to “sprinklers” and “not sprinklered”. If a structure is
sprinklered, it will be sprinklered throughout. Your group classifications (B, S2, U)
and design arrangements do not meet sprinkler system requirement. You are
cautioned that changes to these classifications and design can lead to tenant
occupancy fire sprinkler or fire alarm requirements, or both. Tenant validation and
requirements are deferred to City Business Licensing review follow construction of
building.
9. General “S-2” classification does not indicate fire sprinkler or fire alarm
requirements. Additional information you can provide regarding warehouse storage
will be helpful for proper review and eliminate and last minute requirements when
tenant is set to move in. Call out warehouse storage items, how they are
packaged, how they are stacked, how high the storage will reach.
10. Delete all smoke alarms and references to “110 V smoke detectors interconnected”
in LEGEND, notes, plans and elsewhere. If required (it is not currently) or desired,
the fire alarm installation would be permitted and installed iaw NFPA 72.
11. Provide 2A:10B:C minimum rated portable fire extinguishers within 75’ travel
distance to all building areas and levels. Special hazards, storage, & processes
may require additional fire extinguishers or fire protection systems.
12. Sheets 7 of 16/8 of 16 Calculate total area of building and total occupant loads.
13. Sheet 5 of 16 Post approved building numbers in a position that is plainly legible
and visible from the street or road fronting the property. These numbers shall
contrast with their installed background. Address numbers shall be Arabic
numerals or alphabet letters.
14. Add note: Provide Fire Department lockbox. Coordinate with Fire Department for a
“Lockbox Authorization Letter” and instructions to obtain and install lockbox outside
the sprinkler rooms on your site. 425.775.7720
15. During pre-application in May 2005 you indicated welding as an activity. If that is
still valid call it out to be addressed now not later. Call out power source of
welder(s), quantities of gases (if gas-fueled) and location(s) of use/storage.
16. During pre-application in May 2005 you indicated LPG powered forklifts. If that is
still valid call out all locations where they will be stored and used and identify
maximum quantity of LPG on site at any one time and location of storage.
