Westfall 425.771.0213 Subject:BLD20070789 Magic Toyota Garage 213xx Hwy 99 The following project has been evaluated under the 2006 International Fire and Edmonds Community Development Codes. Site plan 1. Fire access a. Fire Department access roads shall be provided for every building, extending to within 150 feet of all portions of the exterior walls of the first story of the building as measured by an approved route around the exterior of the building. Provide comprehensive fire lane plan th incorporating adjoining existing business site from 212 to Highway 99. b. Fire Department access roads are required to be a minimum of 20' paved width with a vertical clearance of no less than 13 feet 6 inches. Show design accommodation of 34’ inside radius & 42’ outside radius at turns through designated driveways & aisles. c. Fire lane shall be striped with 4” yellow perimeter striping and identified with words “FIRE LANE – NO PARKING”. Letters shall be 12” high with 2” stroke spaced 50 lineal feet on alternating insides of lane. d. Fire hydrants and fire protection appliances subject to possible vehicular damage must be adequately protected behind curbs or may require posts constructed of steel not less than 4” in diameter and concrete filled, spaced not more than 4’ between posts on center. Posts shall be set not less than 3’ deep in concrete footing of not less than a 15” diameter, with the top of post not less than 3’ above ground. Water and Sewer Plan 2. Existing public fire hydrant (FH) spacing is 500’ along Highway 99. Install public FH spaced no more than 300’ distant to existing and located at proposed driveway entry. City of Edmonds Fire Marshal   3. Install new private hydrant FH along fire lane and in accordance with city requirements. Include COE Standards Detail E7.1 that can be found at http://www.ci.edmonds.wa.us/engr_dept.stm. 4. Locate fire department connection at proposed driveway entry on Highway 99. 5. Callout water vault location according to engineering requirements. 6. Include following COE details found at http://www.ci.edmonds.wa.us/engr_dept.stm : a. DCDA assembly detail (plan) E7.8 b. DCDA assembly detail (profile) E7.8 c. Thrust Blocking detail E7.9 Architectural 7. Contact Development Services to obtain new address for GARAGE building with respect to existing Magic Toyota business structure. 8. Sheet A0.2 SEPARATE PERMITS add: a. Fire Connection Permit b. Fire Standpipe Permit c. Fire Protection Footprint 8a. Fire Connection must be submitted at the same time as your civil plans. Fire connection permit is required for the installation of the underground supply for your fire protection system. Underground design must be stamped by registered PE or a Level III (WA) fire sprinkler contractor AND the installer must also stamp the plans. The installer must be either Level III or Level “U” fire sprinkler contractor licensed by the State. Provide three copies of plans showing all valves, vault location, post indicating valve, fire department connection and piping to include size and material, hydraulic calculations, thrust blocking with calculations, pipe bury depth and any and all other materials used and their fire protection listings. RCW 18.160.070 / RCW 18.27.110 8b. Callout standpipe system for property fire protection on structure. 8c. Sht A1-Callout Fire Protection Footprint required (example attached). 9. Automatic fire alarm system is required for the purposes of remote fire protection monitoring, local notification, FACP detection, and remote supervision. Collocate FACP in fire sprinkler riser room. 10. Sheet A2.2 Add note in sprinkler riser room: “Maintain room temperature greater than 40 degrees F.” 11. Label doors for SPRINKLER & FIRE ALARM CONTROL ROOM, and ELECTRICAL ROOM or with similar approved wording. 12. Continue fire extinguisher protection to SECOND LEVEL with minimum rated 2A:10B:C portable fire extinguishers spaced no further than 75’ travel distance. 13. Provide system for lighted exit signage and egress illumination with backup power at the FIRST LEVEL. 14. Install a Fire Department key box at approved location. Coordinate with Fire Department (425.775.7720) for “Lockbox Authorization Letter” and instructions to obtain and install lockbox. 15. Sheet A3.1 EAST ELEVATION: Buildings shall have approved address numbers, plainly legible and visible from the street or road fronting the property.
