The Fire Department provides the following comments and corrections in accordance with the 2006
International Fire Code and Edmonds Community Development Code:
CIVILS/SITE
1. Sheet A1.0 & C4.1 Fire hydrant spacing exceeds city requirements for RM zoning. Hydrants
along east side of Edmonds Way are considered inaccessible due to large trip counts on SR-
104. ECDC 19.25.055D. Install new public hydrant at property entrance on west side of SR 104.
2. Sheet A1.0 & C4.1 Show location & detail for one new public and one new private hydrant
(west of bldg #10). Use DWG NO. E7.1 from

3. Show detail for emergency address sign at property entrance. Use DWG NO. E8.3 from
http://www.ci.edmonds.wa.us/engr_toc_std_details.stm .
4. Sheet A1.0 & C4.1 Fire lane shall be striped with 4” yellow perimeter striping and identified with
words “FIRE LANE – NO PARKING”. Letters shall be 12” high with 2” stroke spaced 50 lineal
feet on alternating insides of lane.
5. Provide NO PARKING FIRE LANE signs 18” high x 12” wide with red lettering on a white
reflective background and mounted with bottom of sign 48” to 60” above grade facing fire lane
at following locations:
a. SE exterior of BLDG #1
b. Between BLDGs #2 and #10
c. South side of BLDG #7
d. NE exterior of BLDG #3
e. Between BLDGs #5 and #6

6. Property covenants that are provisions for the continued maintenance of fire lanes and parking
enforcement shall be recorded prior to final inspection for the first unit in the development.
Approved wording is currently in draft.
7. Sheet CS-1.0 Please add building addresses to INDIVIDUAL BUILDING DATA.
8. Sheet CS-1.0 DESIGN CRITERIA: Delete R2 occupancy references, replace with R3
townhouse occupancy, and recalculate.
9. Sheet CS-1.0 FIRE PREVENTION NOTES and Sheet A3.0 ELEVATIONS, add note:
“EVERY SLEEPING ROOM SHALL HAVE AT LEAST ONE OPERABLE EMERGENCY
ESCAPE AND RESCUE OPENING PROVIDED AND MAINTAINED THAT SHALL OPEN
DIRECTLY INTO A PUBLIC WAY, OR TO A YARD OR COURT THAT OPENS TO A PUBLIC
WAY.”
10. Sheets A6.0 through A6.7: Edit NOTE:
“ALL SMOKE DETECTORS TO BE HARD-WIRED, INTERCONNECTED, AND WITH TIED
INTO WIRING AND HAVE A BATTERY BACKUP-PER IRC SEC R313.”
11. Sheet A3.0 Add note:
“BUILDINGS SHALL HAVE APPROVED ADDRESS NUMBERS PLACED IN A POSITION
LEGIBLE AND VISIBLE FROM (FIRE APPARATUS) ACCESS ROAD FRONTING THE
STRUCTURE. ADDRESS NUMBERS SHALL BE ARABIC NUMERALS, A MINIMUM OF 4
INCHES HIGH WITH MINIMUM STROKE WIDTH OF ½ INCH, AND IN CONTRAST TO THEIR
INSTALLED BACKGROUND. “
