Seattle, WA 98102 Subject: REQUEST FOR ADDITIONAL INFORMATION TO COMPLETE YOUR ST TRASH ENCLOSURE APPLICATION - FILE BLD2007-0377 - AT 8520 242 SW – EDMONDS VILLAGE CONDOS Dear Edmonds Village Homeowner’s Association Representative: Your application for placement of a trash enclosure in the south end of the parking lot is under review. However, we are unable to continue processing your application until we receive further information as noted below. Edmonds Community Development Code (ECDC) Chapter 20.12states that service areas must be screened by material \[fencing\] or landscaping sufficient to provide a solid visual barrier six feet high and that landscaping should be tall enough to soften the dumpster. It appears that placement of the dumpster at the end of the aisle may impact more than one parking stall when the dynamics of backing out of the adjoining spaces are considered. Staff concludes that proper treatment of the project would entail a fence around the dumpster area and landscaping of the former parking spaces. Landscaping of the abandoned parking spaces and dumpster For your project, it appears that medium and large size shrubs would affect sufficient screening of the trash enclosure. Medium shrubs are defined as those three and one-half to six feet tall at maturity. Note that the minimum size of both the medium and tall shrubs at installation shall be eighteen inches (18”) in height. The maximum spacing of medium shrubs shall be four and one- half feet (4.5’) on center. Large shrubs must be planted a maximum of six feet (6’) on center to allow for future growth. Installation of an evergreen hedge such as arborvitae around the dumpster would be another alternative to consider. Planting beds shall be a minimum of four feet in width. Additionally, groundcover is required in all planting bed areas as follows: one gallon 30 inches on center four-inch pots 24 inches on center two and one-quarter-inch pots 15 inches on center rooted cuttings 12 inches on center Landscape Plans We require a landscaping plans drawn to a scale of 1" = 20' or larger (e.g., 1" = 10', etc.) and one reduced copy (8.5”x 11”) for the project. When you submit the landscaping plan, please include a bar scale for reference as well as the following information: Name and address or location of the project; North arrow and date of the plan; All property lines, as well as abutting streets and driveways; All plant material identified on a plant schedule by botanical (genus, species and variety) and common names; and Locations, quantities, sizes, and spacing of individual shrubs to be planted. Please submit the above information as soon as possible, so that your application may be processed in an expedient manner.
