Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. Review 3 – July 22, 2008 Review 2 – June 12, 2008 Review 1 - April 22, 2008 GENERAL Please revise the cost estimate to include: 1. 2 – Type I catch basins a. 7 – Type II, 48” catch basins b. 1 – Type II, 60” catch basin c. Handicap ramps at W. Dayton & Railroad, mid block on W. Dayton and at d. Railroad & Main Street. Driveway approaches on W. Dayton and on Main Street e. Sidewalks along W. Dayton, Railroad, & Main Street. f. City water main – 12” DIP, valves & hydrants (this is a Public System) g. Filter socks h. Relocation of light fixtures on the west side of Railroad i. Traffic Control j. ok 2. ok 3. Thank you for submitting the requested haul route plan. The Traffic Control Plan will be 4. noted as a deferred submittal. ok 5. -Response letter states the Subordination Agreement will be furnished by Sound Transit at 6. a later date. -Stephan has not yet received the Subordination Agreement, please provide. -Please coordinate finalization of the Subordination Agreement through Stephan Clifton. ok 7. 8.It does not appear as though an irrigation system will be installed on the property. Please confirm this is accurate. If an irrigation system is proposed it shall be referenced on the landscape plan and shown on the civils. ENCROACHMENT PERMIT he City is still awaiting submittal of an Enroachment permit. The response letter states 1.– T “No new info is available”. - Reponse letter states the encroachment permit will be submitted by Sound Transit at a later date. - A Street Use Permit was submitted to allow for reconfiguration of a portion of the parking lot into the right-of-way and also for a sign at Sunset and James St. An Encroachment Permit is required for encroachment into the City right-of-way, not a Street Use Permit. Please submit an Encroachment Permit application and all required attachments. · You may reference Encroachment Permit handout #E26, available on the City website. · Sheet 12 - EDM-ECN1 – TEMPORARY EROSION & SEDIMENT CONTROL ok 1. ok 2. ok 3. 4.– A Soil Erosion & Sediment Control plan was submitted. This submittal is currently being reviewed by our Storm Water Engineer. Sheet 22 - EDM-GD1 – GRADING, DRAINAGE & UTILITY PLAN ok 1. ok 2. ok 3. ok 4. Thank you for revising the plans to include an 8” water main through the property. 5. Please revise the water system as follows: a.It appears as though a 1” RPBA would be sufficient as the water service line is only 1”. Please verify. b.It shall be noted on the plans that the existing water service shall be cut and capped at the main. c.The domestic service that supplies water to the box hydrants on the east side of the railroad tracks is shown to be tapped off the new 8” water main with the service line running parallel to the property line and within the right-of-way. The tap shall be made on private property, with the meter and RPBA located at the edge of the easement, on private property. The water service line shall be located entirely on private property. Alternately, a new tap could be provided on the City water main in West Dayton Street with the service line running perpendicular to the property line and connection to the meter and hotbox at the property line in the location shown on the plans. The first option was provided in order to minimize disruption in West Dayton Street, but is not required. d.Please show the location of the new water service line and meter to serve the station building. e.A 3-valve cluster will be required at the intersection of James and Railroad Street. The valve cluster shall be constructed per City standard detail E7.18.1. Response letter states that it is agreed an easement is needed.Please provide a draft copy 6.- of the easement to the City for review and approval prior to recording. - A public water utility easement would need to be granted to the City of Edmonds for those portions of the water main located on private property.
