RE: Driveway Slope Waiver
Dear Ms. McConnell,
Due to the circumstances surrounding the site at 121 Sunset Ave, our firm would
like to submit this request to waive driveway slope for this project.
In Section 18.80.060.D.2 of the Edmonds Community Development Code it states
that: The public works director may authorize driveway slopes to exceed 14%, up to
a maximum cif 20%, if'he determines that:
a) The driveway is the only economically and environmentally reasonable
alternative.
b) The driveway will not present a traffic, pedestrian, bicycle, or safety hazard.
c) The police andfire chief concur in allowing the proposed driveway slope.
d) The public health, safety and general welfare will not be adversely affected.
Because of building height requirements and the size of the site it is difficult to fit a
building the size of the one being proposed onto this site. The driveway Deeds to go
down approximately 13 feet in elevation from the existing Sunset Ave. North right
of way. To ease the transition to an 18.35% maximum slope, the driveway begins
after the property line sloping at 8% for 20 feet. After the 18.35%, there is 20 feet of
slope at 6% to ease the transition into the relatively flat parking area.
The driveway will not create any safety hazards for pedestrians, bicyclists, or
motorists. The proposal is to build the driveway entrance according to city
standards.
