During review of the subject submittal, it was found that the following information, corrections, or clarifications need to be addressed. Please respond to the following items, so that I can complete my review: 1.Maximum height and roof slope: The subject property is zoned RM-1.5, and pursuant to ECDC 16.30.030 the building has a maximum height of 25 feet plus portions of the roof may extend five feet above the 25 feet height limit provided all portions of the roof above the stated height limit have a slope of four inches in 12 inches or greater. Additionally, pursuant to ECDC 21.40.030, elevator penthouses and chimneys may extend three feet above the stated height limit. The elevator penthouse does not extend above 30 feet and the chimney only extends 2 feet above the height limit, so both of those structures are consistent with the height exceptions listed in ECDC 21.40.030. The revised roof plans show a section of roof above the 25 foot mark that does not have a 4 in 12 slope. This design is not consistent with the height limits detailed in ECDC 16.30.030. The revision request also proposed a “rooflet” design that suggests installing three 4 in 12 pitched rooflets above the 25 foot height limit. This rooflet design is also inconsistent with ECDC 16.30.030 as the base of the rooflets would all be at a height of approximately 29 feet. In order for a roof structure to be consistent with ECDC 16.30.030, the slope of the 4 in 12 roof at a maximum must begin at the 25 foot mark. Please revise the roof plan to be consistent with ECDC 16.30.030 Feel free to call me if you have any questions.
