Subject:BLD2008-0790 Mixed Use Building, 155 3 Av S
Thanks for meeting with Fire and Building Depts. City of Edmonds wishes success on
this project. We suggest a design professional to assist with development of your
ideas. Building Department will provide permitting strategy to assist you and this project
finally to completion. Current plans require modification, submittal and approvals before
new work is performed for any plan changes.
2006
This review conducted in accordance with IFC and ECDC due to renewed
permits. Fire Prevention Services provides the following comments:
1. Fire sprinkler underground is complete to the bottom of the sprinkler riser.
BLD20061379 was accepted on 5/3/2008.
2. Existing approved fire sprinkler plans under permit BLD2009-0850.
Existing approved fire alarm plans under permit BLD2008-0883.
3. Sprinkler and header clearance in garage. “I” beam header at parking garage
entry is 6’ 9” and portions of sprinkler piping are 6’ 8½ “ AFF. Use Building -
approved protective mechanical shield to wrap beam and spray on fireproofing.
Provide horizontal scrape bar across horizontal entry on street side of shield.
Post height at 6’ 8” or Building-approved height. Modify and submit plans
corrections for approval.
4. Sprinkler Dayton St entry overhang. Horizontal projection exceeds 4’ in width

and is part of the floor assembly for 3 floor occupancy. “Areas under exterior
ceilings where the building is sprinklered should be protected due to the
occupancy above” NFPA 13 A.8.15.7.2
5. In entry foyer and throughout, usable/accessible under-stair spaces require
sprinkler coverage and mechanical protection installed below 6’ AFF. “Sprinklers
shall be installed beneath all stairways of combustible construction”. NFPA 13
8.15.3.1
6. CPVC application in residential/light-hazard areas for IFC 903.3.1.1 NFPA 13
systems approved for use in change-of-use to a different light hazard

occupancy, however, sprinkler coverage must be modified. Modify and submit
plans corrections for approval.
7. FDC and PIV location on exterior wall at inset area as indicated on project plans
(BLD20080790) is approved. FDC and PIV cannot encroach in ROW. FDC shall
be 4” quarter-turn type fitting (storz).
