Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. GENERAL 1.Please provide an itemized cost estimate for both on-site and off-site (right-of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the bond o will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Bond forms can be obtained from Theresa Umbaugh, Permit Coordinator – 425-771-0220 or umbaugh@ci.edmonds.wa.us Inspection fees for this project will be calculated at 2.2% of the 120% City approved o estimate for all improvements. SHEET 1 – TESC & GRADING PLAN 1.Please revise the Construction Sequence as follows: #1 – Replace City Engineer with City Engineering Inspector ADD: Call for Utility Locates #8 – Revise to read: Remove TESC facilities once site is permanently stabilized and per City approval. 2.Please add a General Notes section with the following: bld20080938_North Crest Page 1 of 3 a.All work and materials shall be accordance with the latest addition of WSDOT Standard Specifications for Municipal Public Works Construction and City of Edmonds Codes and Standards. b.The City of Edmonds shall be provided as-built plans as required at the completion of construction. 3.Please reference and incorporate City standard detail E1.3 – catch basin protection. 4.Revise the rock entrance detail to be consistent with City standard detail E1.2 and make reference to City standard detail number. 5.Revise the “Approved for Construction” block to state City Engineering Division instead of City Engineer. SHEET 2 – ROAD, DRAINAGE, WATER & SEWER PLAN 1.The impervious area for this project has been calculated to be more than 5000sf. In review of the roof framing plan, the roof area is 3344sf. This plan sheet states the rooftop area is 3030sf. Please revise accordingly. If the impervious area exceeds 5000sf the storm detention system shall be designed and stamped by a licensed engineer and storm calcs shall be submitted to the City for review and approval. 2.Yard drains and footing drains shall bypass the detention system, unless the storm system is designed by an engineer and the groundwater is accounted for in the design. Please revise accordingly. 3.Please indicate how surface water runoff from the concrete walkway along the west property line will be collected and directed to the storm detention system. 4.The alley shall be overlayed per City standards from property line to property line. 5.There is an existing power pole located in the alley right-of-way that appears to be in conflict with the proposed driveway. Please coordinate relocation of the power pole with PUD, as required, and note new location on the plans. 6.Please add the following notes to the plan: a.If any portion of the existing curb, west of the project site, is damaged during installation of the storm drainage system it shall be removed and replaced to City standards. b.Due to existing curb elevations on Glen Street, the gutter pan of the new curb/gutter will be paved over. Curb and gutter shall be constructed consistent with City standards. 7.Per City standard detail E8.5, mailbox units shall be installed within 1’ of the face of curb. Please relocate the mailbox unit unless the location shown has specifically been approved by the Post Office. 8.Please revise Detail #5, note #8, to state “catch basin grates located within the City right-of-way shall be vaned grates”. 9.The 2” backflow assembly proposed for the fireline shall be a DCDA and shall be constructed per City standard detail E7.7.1. Please revise plan notes accordingly. 10.The existing domestic water meter cannot be relocated as indicated on the plans. The existing water service line shall be cut and capped at the water main and a new service line installed to the property line. Please revise. Page 2 of 3 11.A double check valve assembly shall be installed on the irrigation line immediately after the meter, on private property. Please revise. 12.Please reference detail #8 on the plans. 13.Please revise detail #8 to be consistent with City standard detail E2.26. The max driveway width shall be 30’. As the sidewalk at this location is 7’ wide, the City will accept an alternate driveway approach design that allows for a 5’ wide pedestrian path of travel at a constant grade through the driveway approach with the remaining 2’ wide area sloped down to street level. Please find attached an example of what this would look like. SHEET 3 – TRAFFIC CONTROL PLAN 1.Please update vicinity map to show haul route. 2.Please update plans to include signage required for closure of the sidewalk. 3.Please include a TCP for disruption in the alley. I-1 – IRRIGATION PLAN 1. The location of the irrigation meter as shown on this plan sheet is not consistent with that shown on civil sheet 2. Please revise accordingly.
