Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Marie Harrison. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. Comments 1 – January 15, 2009 Comments 2 – July 28, 2009 GENERAL July 28, 2009 – Thank you for providing an itemized cost estimate. Please revise the 1. estimate to include the trash enclosure, asphalt saw cutting and yellow curb paint (5’ both sides of the driveway). January 15, 2009 - Please provide an itemized cost estimate for both on-site and off-site (right- of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the bond o will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Bond forms can be obtained from Theresa Umbaugh, Permit Coordinator – 425-771-0220 or umbaugh@ci.edmonds.wa.us Inspection fees for this project will be calculated at 2.2% of the 120% City approved o estimate for all improvements. bld20080938_North Crest_2 Page 1 of 3 SHEET 2 – ROAD, DRAINAGE, WATER & SEWER PLAN July 28, 2009 – I have confirmed with our building division that my understanding of the 1. roof framing plan is accurate. As an alternate approach, I have checked my calculations using the foundation plan & floor plans and accounting for 30” overhangs I calculate the roof top impervious area to be 3248.5sf. My previous calculation of 3344sf actually included the gutters. Donna Breske has calculated the additional impervious areas to be 2120sf less 249sf = 1881sf, for a grand total of 5129.5 square feet. The proposed impervious areas will either need to be reduced in size or the · detention system will need to be designed for over 5000sf of impervious area. Please also provide additional information with regards to the corner planters. It · appears as though they are at-grade planters (not a planting pot) and if this is the case then it is agreed these areas do not need to be included in the impervious surface area calculations. January 15, 2009 - The impervious area for this project has been calculated to be more than 5000sf. In review of the roof framing plan, the roof area is 3344sf. This plan sheet states the rooftop area is 3030sf. Please revise accordingly. If the impervious area exceeds 5000sf the storm detention system shall be designed and stamped by a licensed engineer and storm calcs shall be submitted to the City for review and approval. ok 2. ok 3. ok 4. July 28, 2009 – It appears as though the revised power pole location will prevent full swing 5. of the trash enclosure gates. Please revise accordingly. January 15, 2009 - There is an existing power pole located in the alley right-of-way that appears to be in conflict with the proposed driveway. Please coordinate relocation of the power pole with PUD, as required, and note new location on the plans. ok 6. ok 7. ok 8. ok 9. ok 10. ok 11. ok 12. July 28, 2009 – Thank you for revising the driveway approach detail. If you’d like, we can 13. further discuss the alternate driveway approach for application at the subject site or future sites. Areas outside the pedestrian path of travel do not need to meet ADA requirements, however, I would not disagree that the transition between the street and the “sidewalk” should be sloped to provide a smooth vehicle transition. Please also keep in mind that the transition within the 2’ would not drop a full 6” as the sidewalk would be sloped at 2% towards the street. January 15, 2009 - Please revise detail #8 to be consistent with City standard detail E2.26. The max driveway width shall be 30’. As the sidewalk at this location is 7’ wide, the City will accept an alternate driveway approach design that allows for a 5’ wide pedestrian path of travel Page 2 of 3 at a constant grade through the driveway approach with the remaining 2’ wide area sloped down to street level. Please find attached an example of what this would look like. SHEET 3 – TRAFFIC CONTROL PLAN July 28, 2009 – Thank you for providing a haul route plan. Please revise to keep trucks 1. out of the downtown high pedestrian areas as much as possible. Alternatives are as follows: ththth SR104 to 100/9 Ave, north to Caspers, west to 7, south to Glen; or a. rdth SR104 to Pine Street, east to 3, north to Daley, east to 6, north to Glen b. January 15, 2009 - Please update vicinity map to show haul route. ok 2. ok 3. Please contact me at 425-771-0220 or by e-mail at mcconnell@ci.edmonds.wa.us if you have specific questions regarding these plan corrections. Page 3 of 3
