Comments 1 – January 15, 2009 Comments 2 – July 28, 2009 Comments 3 – December 18, 2009 GENERAL December 18, 2009 – Thank you for revising the cost estimate. Please provide a 1. performance bond for right-of-way improvements in the amount of $16,495.80. Please contact Marie Harrison to obtain the appropriate performance bond form. July 28, 2009 – Thank you for providing an itemized cost estimate. Please revise the estimate to include the trash enclosure, asphalt saw cutting and yellow curb paint (5’ both sides of the driveway). January 15, 2009 - Please provide an itemized cost estimate for both on-site and off-site (right- of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the bond o will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. Bld20080938 North Crest Page 2 of 3 SHEET 1 – TESC & GRADING PLAN 1.December 18, 2009 – Civil plan sheet no longer contains the revisions that were addressed in June 2009, based on comments from January 2009. January 15, 2009 comments have been attached for your reference. Please update plan sheet to address previous comments. SHEET 2 – ROAD, DRAINAGE, WATER & SEWER PLAN December 18, 2009 – Please find attached a breakdown of impervious areas based on the 1. information provided on the civil plan sheet as well the architectural roof framing plan. The impervious area has still been calculated to be in excess of 5000sf. Please revise plans and/or storm detention system design accordingly. July 28, 2009 – I have confirmed with our building division that my understanding of the roof framing plan is accurate. As an alternate approach, I have checked my calculations using the foundation plan & floor plans and accounting for 30” overhangs I calculate the roof top impervious area to be 3248.5sf. My previous calculation of 3344sf actually included the gutters. Donna Breske has calculated the additional impervious areas to be 2120sf less 249sf = 1881sf, for a grand total of 5129.5 square feet. The proposed impervious areas will either need to be reduced in size or the detention · system will need to be designed for over 5000sf of impervious area. Please also provide additional information with regards to the corner planters. It · appears as though they are at-grade planters (not a planting pot) and if this is the case then it is agreed these areas do not need to be included in the impervious surface area calculations. January 15, 2009 - The impervious area for this project has been calculated to be more than 5000sf. In review of the roof framing plan, the roof area is 3344sf. This plan sheet states the rooftop area is 3030sf. Please revise accordingly. If the impervious area exceeds 5000sf the storm detention system shall be designed and stamped by a licensed engineer and storm calcs shall be submitted to the City for review and approval. ok 2. ok 3. ok 4. December 18, 2009 – Thank you for revising the trash enclosure. Any comments on the 5. roller gate will be provided by Steve Fisher, Recycling Coordinator. July 28, 2009 – It appears as though the revised power pole location will prevent full swing of the trash enclosure gates. Please revise accordingly. January 15, 2009 - There is an existing power pole located in the alley right-of-way that appears to be in conflict with the proposed driveway. Please add a note to the plans that states prior to this project connecting to the existing CB, it shall be verified that the storm th system to the west has been installed and connected to the storm system at 6 Ave N. If the storm line has not yet been installed, the subject development will need to install the storm system or consult with the engineer of record to determine an alternate plan. Any revisions to the approved plans will need to be reviewed and approved by the City prior to construction. Landscape plan L-1 indicates plantings at the outside corners of the driveway and in 15. between the garage doors.
