Comments 1 – January 15, 2009 Comments 2 – July 28, 2009 Comments 3 – December 18, 2009 Comments 4 – April 20, 2010 – Revised GENERAL 1. April 20, 2010 – Bond has not yet been received. December 18, 2009 – Thank you for revising the cost estimate. Please provide a performance bond for right-of-way improvements in the amount of $16,495.80. Please contact Marie Harrison to obtain the appropriate performance bond form. July 28, 2009 – Thank you for providing an itemized cost estimate. Please revise the estimate to include the trash enclosure, asphalt saw cutting and yellow curb paint (5’ both sides of the driveway). January 15, 2009 - Please provide an itemized cost estimate for both on-site and off-site (right- of-way) improvements, including traffic control. A bond is required to be placed for all right-of-way improvements. The amount of the bond o will be based on 120% of the City approved estimate for all right-of-way improvements. The City will inform you of the appropriate bond amount after review of the cost estimate. April 20, 2010 – In a search through our files, it does not appear as though a traffic impact analysis has been received for the subject development. Please refer to City handout #E82 or Chapter 18.82 Edmonds Community Development Code for additional information regarding traffic mitigation fees. A traffic study is not required, but the impact analysis worksheet shall be submitted addressing items #1 & #7. Traffic impact fees shall be paid for the new development prior to issuance of the building permit. SHEET 1 – TESC & GRADING PLAN 1.ok SHEET 2 – ROAD, DRAINAGE, WATER & SEWER PLAN 1–12 ok 13 April 20, 2010 – The note below was added to the plans, but the response letter (received April 14, 2010) states the storm system has already been installed. I have reviewed City records which confirm the storm system was installed in January 2010. Now that the storm system is in, RIM and invert elevations need to be provided to provide verification of positive flow from the outfall of the proposed storm system to the connection to the existing CB. Civil plans can be redlined with this information, a new plan set is not required. December 18, 2009 – The storm system to the west of the project site has not yet been installed by the Michel Construction development. Please add a note to the plans that states prior to this project connecting to the existing CB, it shall be verified that the storm system to the west has th been installed and connected to the storm system at 6 Ave N. If the storm line has not yet been installed, the subject development will need to install the storm system or consult with the engineer of record to determine an alternate plan.
