During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

Engineering Division then scroll down to Handouts:
1.Infiltration proposal being reviewed by the Storm Water Engineer. Comments to follow.
2.Please show all utilities on site/plot plan: side sewer from main to house, water service line from meter
to house, storm drainage. This information must be on the reduced Site/Plot Plan as well.
3. Show all utility easements on plans.
4. Show footing drains on site plan and where they will connect to storm drainage system. Geotech report
states that they should be handled separately from the tightline.
5. Show location of patio on site plans.
6. Indicate material proposed for new section of driveway and old driveway. Please label “existing” and
“proposed” to clearly indicate where new construction will be. Indicate on plan width of driveway at
road access.
7. The North orientation of this drawings is not the usual so it is important to identify where Talbot Rd lies
on the reduced site plan. Also please remove the “vicinity map” from the site plan as it’s North is
oriented opposite of the drawing and is confusing.
8. It is confusing that there are property corner symbols on all four corners of the 20’ access easement.
Please remove the round symbols from the inner corners (south) of the easement so it is clear that the
easement is a portion of this property.
9. Impervious Surface Calculations: (See Handout for Site Plan B#57)
a. Please add eves to all existing structure square footage in the “new” imper. surface
calculations.
b. Please add a “Total Proposed” for all impervious surface add with this project only.
c. Indicate the year the “Walk/Patio” was added.

10. Erosion Control:
a. Add silt fence to plans around proposed construction.
b. Indicate temporary construction entrance.
c. Remove silt fence detail on site plans.
d. Add City of Edmonds standard details E1.1 Filter Fabric Fence, E1.2 Temporary Construction
Entrance, and E1.3 Temporary Sediment Trap for Catch Basins to plans, reference on site plans.
11. Add top and inv elevations for CB#2 on site/drainage plans.
12. Please add BOF (bottom of footing) elevation and total grading amount.
13. Add message “Slope not to exceed 14%” on driveway per Edmonds Community Development Code
Chapter 18.80.060 D.2.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
