During review of the subject submittal, it was found that the following information, corrections,
or clarifications would need to be addressed. Our handouts can be found online at the City of
Edmonds web site www.ci.edmonds.wa.us under City Government/Development
Services/Engineering Division.
General:
1.Please provide a copy of the easement AFN 8302280184 and clarify what the easement is for.
2.Please provide a copy of the Drainage Easement, Ingress/Egress and Utility easement and show on the
Plot Plan as shown on the short plat recording documents.
3.Please show and provide easement AFN 200612050694 on the Plot Plan.
4.Plans show limits of exsiting driveway approach plus additional paved portions to the north. Please
clarify what this area is and revise all plans to be consistent.
Erosion Control:
***Please add Erosion control information to the Plot Plan and/or Grading Plan. If you add erosion
control to the Grading Plan please rename the Grading Plan to include erosion control in the title. ***
1.Note on site plan that catch basin erosion and sedimentary control socks will be installed in the catch
basin in the right of way downstream of the property per Standard Detail E1.3.
2.Please add filter fence detail, E1.1 to the grading plan or refernce detail E1.1 on the grading plan.
3.Please clarify plans to show existing paved portions of the driveway. Will a rock construction entrance
be installed or will constructions vehicles remain with the paved portions. If a rock construction

entrance will be installed please add detail to plans. Must conform to City of Edmonds standard detail
E1.2.
4.Please note on plans that exposed soils will be covered if not worked for more than two days.
Utilities:
1.Clearly label existing utilites and stubs both on site and within the easement area north of the property
(installed with the subdivision – storm, sewer, water, power, phone, cable, and gas).
2.Please add and clearly label all proposed utilities (sewer, water, power, phone, cable, and gas).
a.Please note that all new utilities must go underground.
b.Please show all utitilites on the drainage plan as well to ensure that there are no conflicts with
any portion of the proposed drainage system.
3.Show side sewer clean out at the connection to the stub on the west property line and 2’ from the house.
4.Please show sewer easement for the portion that crosses the neighboring property to the west.
Grading:
1.Show bottom of footing elevations at each step in the foundation, if any, on plot plan for new home in
order to verify grading calculations.
2.Indicate if topos are existing (post short plat). If not please provide existing topos.
Drainage:
1.Please add a title to the drainage plan.
2.Please show both existing and proposed storm detention systems on the drainage plan.
3.Please show what portions of the roof and driveways will flow to which system so that impervious
quantities and detention capacity can be verified.
4.Please show footing drain connections to the storm system (should bypass detention systems).
5.Catch basin in the driveway of the Drainage Plan differs from the other plans:
a.Indicate surface water runoff flows on the driveway (directional flow arrows acceptable).
b.Please revise plans to allow 2’ minimum cover over storm pipe under driveable surfaces.
c.Please revise accordingly.
6.Please show invert elevations for all storm pipe connections for CB# 2, 3, 4.
7.Please clarify or remove CB note a top of Drainage Plans.
