During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to Theresa Umbaugh.
City of Edmonds handouts and standard details can be referenced on the City website under
Development Services Department, Engineering Division.
GENERAL
1.Please submit a traffic impact analysis for this project. Please refer to City handout #E82 for
traffic impact analysis requirements. The handout is available on the Citys website at
www.ci.edmond.wa.us under the Engineering Division of the Development Services
Department.
Under Item Number 7, Mitigation Recommendations, please state the previous use of the

tenant space and assess an impact fee for this use accordingly. Please also state the proposed
use of the tenant space and assess an impact fee for this use accordingly. The impact fee
required for this project, if any, will be the difference between the previous use and the new
use.
2.Parking stalls shall be a minimum of 8.5 wide x 16.5 in length. Please revise plans to clearly
show those parking stalls being retained will meet these standards.
3.It appears that the proposed fence location will create a sight distance hazard for vehicles exiting
the private driveway to the south of the proposed fence as well as for vehicles utilizing the
parking spaces to the north of the proposed fence. Please provide additional information as
follows so sight distance can accurately be verified and revise the plans accordingly to show
these requirements have been met:

Provide a detail of what the fence will look like. The plans indicate a solid 6 fence, which I

assume to mean solid wood, but please clarify.
Will the fence be 6 high for the entire perimeter?

How close is the fence proposed to be located adjacent to the travel way? It is likely the
o
fence will need to be set back from the travel way a minimum of 10 for safety reasons,
maybe further to meet sight distance requirements.
