I have determined the impact fee for the proposed tenant improvement to be as follows: Existing Use - ITE Code-820 = $0.93/SF x 2041 SF = $ 1,898.13 Proposed Use – ITE Code-832 = $4.92/SF x 2041 SF = $10,041.72 NET IMPACT FEES DUE = $10,041.72 – 1,898.13 = $ 8,143.59 Edmonds Community Development Code (ECDC) 18.82.130 allows for independent fee calculations if the fee categories or fee amounts set forth in ECDC 18.82.120 do not accurately describe or capture the impacts of a new development. In the calculation above, the fee for the proposed use was based upon ITE Code 832 (sit-down restaurant). An independent fee calculation may determine that the number of trips generated in the PM Peak Hour for the proposed use is not accurately described by the ITE Code 832. If you choose to assess this further, please submit an independent fee calculation prepared by a licensed engineer. The fee calculation shall be submitted to the City for review and a fee of $200 shall be paid in accordance with ECDC 18.82.130.B.
