If you need to review any of our Handouts or Codes, they can be found on our website www.ci.edmonds.wa.us under City Government/Development Services/Engineering Division: If the total post-1977 impervious surface is 2000 square feet or more, 1.per Edmonds Community Development Code Section 18.30.060, any new development or redevelopment with more than 2,000 square feet of new impervious surfacing shall be required to provide storm water quality control. Please provide a drainage plan consistant with the requirements of City of Edmonds Handout #E72 available on our website for guidance with requirements and sizing, or a plan showing the proposed impervious surface draining to an existing system and details of system showing that it has the capacity to handle the proposed impervious surface. 2.On your plot plan you have stated that the roof outline of the existing building is 3104 sf of impervious surface. The total lot coverage, which should be total square feet from outside wall to outside wall of entire building, is stated as 2350 sf. These numbers then tell us that there is 754sf of roof overhang on your home not including the covered porch which is addressed separately. Is this an accurate number? 3.It appears that there is a sidewalk running parallel to the driveway and then on up to the front porch. Please label on plot plan and confirm that this square footage is included in the impervious surface calculations. 4.Please show location of utilities on plot plan from property line to house (ie. sewer, water, gas) Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator.
