Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Theresa Umbaugh. City of Edmonds handouts and standard details can be referenced on the City website under Development Services Department, Engineering Division. 1.Indicate erosion control measures on the site plan consistent with the NGA geotech report. 2.Revise grading calculations to indicate quantity of cut and fill for the project. Fill in the area of the existing pool location shall also be included. 3.Add a note to the plans stating no soils shall be stockpiled on site. In accordance with the NGA geotech report, stripped material should be promptly hauled off the site. Under no circumstances should any of the excavation spoils be allowed to reach the slope. 4.Provide additional information on the “pool drain basin”. What size basin is required, what type of lid shall be installed? Call out pipe elevations flowing into and out of the basin. Indicate gravity lines (if any) and force lines. Pool drains shall not have a direct, gravity connection to the sanitary sewer system. 5.Indicate size of pump required in the pump basin. Will there be float alarm levels due to the proximity to the steep slope? 6.Show the location of the existing sanitary sewer line for the property and show the point of connection from the pool drain basin to the domestic sewer line. Provide invert elevations. 7.Plans reference a civil engineering report (drainage report?). Please provide a copy of this report for review. 8.In review of the site plan, it appears as though 4 drains are proposed in the pool decking, to be tightlined to the detention system. Indicate slope of the pool decking and specific location of the drains. Provide additional detail on the proposed drains, including type of basin and pipe invert elevations. 9.Include dates of construction with the existing and proposed impervious surface calculations provided on the plans. Page 1 of 2 Sharawy – bld20090279 10.Provide plans and drainage narrative describing the disposition of runoff from all impervious and pervious surfaces on the lot currently and planned for the new impervious surface area. 11.Provide drainage calculations for detention system currently serving property. 12.Show proposed retaining wall at the property line. Dimension wall setback from property line and driveway surface. As noted on the plans, a surcharge shall not be placed on the wall. 13.For all retaining walls, provide elevations for top of wall, toe of wall & original grade at 5’ intervals. 14.Show point of connection of retaining wall drainage to an approved storm system.
