During review of the subject submittal, it was found that the following information, corrections,
or clarifications would need to be addressed. Our handouts can be found online at the City of
Edmonds web site www.ci.edmonds.wa.us under City Government/Development
Services/Engineering Division.
Stormwater Engineer Comments on Drainage:
1. Drainage report should include but not limited to:
Project summary. Include the site location, total size of the lot, current use, current
topography, current drainage system, a discussion of any drainage that comes on the site from
other properties, and soil information (include geotech report as appendix). Next include the
action to be taken on the site, planned impervious and pervious surface areas, and how the
project will meet the stormwater requirements in Chapter 18.30.
Raingarden design. Include a drawing showing the how you delineated the 0.035 acres of
Forest, Flat, 0.076 acres of Forest moderate, and 0.16 acres of Forest steep used in the
WWHM modeling for the predeveloped condition. If any part of the site site has drainage that
will bypass the raingarden, this needs to be explained. Also a drawing showing how you
delineated the 0.16 acres of Forest moderate, and 0.03 acres Roads moderate, ad 0.075 acres
of roof tops flat used in the WWHM modeling for the developed/mitigated condition must be
included. The rationale for every input value into WWHM must be presented. (Note that the
WWHM modeling output wa not in the resubmittal package but separately e-mailed to me. All
documentation must be submitted together to the Permit Coordinator to be counted as
"officially submitted.") The side slopes of the pond used in the model should reflect the final
design conditions approved by the geotech.

2. Drainage plan or drawing should include but not limited to:
All existing information on sheet A1.0-G
A detail of the penetration of the 4 inch diameter underdrian pipe though the new rockery
The geotextile layer between the organic rich soil and the drain rock at the bottom of the
raingarden should have a different line weight so it can be seen in Detail 2 and should be
included in Detail 4
Detail 5 is the same and Detail 4 and does not show the overflow slap-to-rockery section.
The "vegetated lining" in the ditch need to be specified
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
