During review of the subject submittal, it was found that the following information, corrections,
or clarifications would need to be addressed. Our handouts can be found online at the City of
Edmonds web site www.ci.edmonds.wa.us under City Government/Development
Services/Engineering Division.
Site Plan:
1.Please remove existing driveway approach within the right of way.
2.Please indicate the driveway surface material and note on plans that, at a minimum, the driveway
approach will be paved asphalt 20’ from edge of existing pavement.
3.Please indicate which trees are to remain and which are to be removed.
4.Please add to note number 1, under Construction Sequence, Ext 1326.
5.Please add note, under Construction Sequence, to maintain dust control.
6.Please add to note number 11, under Construction Sequence, approval by city required, prior to removal
of ESC devices.
7.Please correct the site address to reflect 20002 instead of 20010.
Easements
8.Please provide copies of recorded (existing and new) easements for utility lines crossing the subject
parcel in benefit of adjacent parcels and crossing neighboring parcels in benefit of subject parcel.
a.It appears a portion of sewer serving adjacent south property falls outside existing easement
(AFN 2091059).

9.It appears that portions of the north side of the proposed structure encroaches into an easement. The
structure shall not encroach into the easement area. If the easement has been relinquished, please
provide proof of relinquishment.
10.Clearly indicate on plans that northernmost sewer easement (AFN 1475723) is located on adjacent
parcel.
Utilities:
11.Clearly label existing and proposed utilities (sewer, water, power, phone, cable, and gas).
a.Please indicate if any existing utilities are to be removed or are to remain.
b.Please note that all new utilities must go underground.
c.Please show location of proposed water service line from house to meter.
12.Please clearly label side sewer cleanouts (existing and proposed).
13.Please indicate what pipe material will be used for all utilities.
14.Please provide invert elevations at cleanouts.
15.Plans indicate side sewer lines and storm lines cross at multiple locations. Please provide a cross
section showing a minimum 12” vertical separation as well as a minimum of 24” of cover over the side
sewer line.
16.Please note on plans if you are intending to use existing side sewer lateral, from main to property line,
then it will need to be TV’d by Public Works to determine if in good working condition. Contact Public
Works at 425-771-0235. If condition is not acceptable to reuse, owner/contractor shall be responsible to
replace sewer lateral.
17.Please note on plans if you are intending to use any portion of the existing side sewer, property line to
house. It is the owner’s responsibility to TV line and submit results to Public Works to determine if in
good condition for reuse.
18.Show 6” side sewer clean out with 12” cast iron locking lamphole cover (with ½” hexbolts) on right of
way side of easement. Also show 4” clean out at house.
Grading:
19.Show bottom of footing elevations on site plan for new and existing home in order to verify grading
quantities.
Erosion Control:
20.Please show filter fence along the north and west property line to prevent sediment transport onto
neighboring properties.
21.Please incorporate rock entrance standard detail E1.2 into plan set.

22.Note on site plan that catch basin erosion and sedimentary control socks will be installed. Add catch
basin protection detail to plans, must conform to City of Edmonds standard detail E1.3.
Drainage Report and Storm System Design
23.Currently under review by Storm Water Engineer, Jerry Shuster. Any comments will follow these plan
review comments.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
