During review of the subject submittal, it was found that the following information, corrections,
or clarifications would need to be addressed. Our handouts can be found online at the City of
Edmonds web site www.ci.edmonds.wa.us under City Government/Development
Services/Engineering Division.
Site Plan:
1.
Please provide bottom of footing elevation and grading calculations on site plan.
2.
Structure dimensions in architectural drawings don’t agree with the site plan. Please correct any
discrepancies between the drawings.
3.
Do you plan to keep the fence that is currently on the property? If so, please add to site plan, or add any
new fence that you intend to put up. Note height and length on plan.
4.Will driveway be replaced? If not, please note “existing” on the site plan. Please show driveway width
at approach.
5.Please add note to plans: Sidewalks and driveway approach will be inspected during construction and
Engineering Inspector will determine if due to previous damage or damage from construction they will
need to be replaced.
6.Show public sidewalk on site plan.
7.Show all utilities on site plan from property line to house (ie water line from meter to connection at
house, side sewer from property line to connection at house, gas from property line to house). Please
note that water and sewer lines must have a horizontal separation of 10ft.
8. If intention is to use existing side sewer lateral, from main to property line, then it will need to be TV’d
by Public Works to determine if acceptable for re-use. Call sewer division at Public Works to schedule,
425-771-0235. If condition is not acceptable to reuse, owner/contractor shall be responsible to replace
sewer lateral.

9.If intending to use any portion of the existing side sewer, from property line to house, then it is the
owner’s responsibility to TV line and submit results to Public Works to determine if acceptable for
reuse.
10.On sanitary side sewer, show 6” side sewer clean out with 12” cast iron locking lamphole cover on right
of way side of property line. Also show 4” clean out at house.
11.Show any catch basins, manholes etc. located in the street in front of property.
12.Please add note on site plan: “Erosion control measures will be consistant with City of Edmonds
Standard Details E1.1 through E1.3”.
13.Please add note on site plan: “All new utilities shall be placed underground”.
Drainage/Detention:
14.Please recalculate impervious surface amounts. Measurements taken from the submitted site plan shows
the total of driveway and sidewalk less a 2ft overhang comes to roughly 500sf and house with eves is
around 2163sf. Clearly show driveway and sidewalk areas on site plan.
15.Note on plans existing home to be demolished or has been demolished.
16.Please provide on site plan location of proposed detention system and show where it connects to the city
storm system.
17.Provide proposed rim and invert elevations for the detention catch basins and at the point where it
connects to the city system.
18.Connection to the city storm main must be done at a catch basin. It appears as though the city storm

system is located on the west side of 76 Ave W. If connection can not be made at an existing catch
basin then a new catch basin shall be installed. In addition, if no catch basins exist on the east side of
th
76 Ave W then a catch basin will need to be added in the gutter flow line.
19.Show on site plan how driveway surface water will be captured into the detention system.
20.If footing drains are required by the building division, show how they will connect from the house to the
storm system. Footing drains shall not connect to the detention system unless at outfall.
21.
Complete drainage/detention worksheet with rim and invert elevations. Revise all calculations needed
to reflect revisions to impervious surface totals.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
