During review of the subject submittal, it was found that the following information, corrections,
or clarifications would need to be addressed. Our handouts can be found online at the City of
Edmonds web site www.ci.edmonds.wa.us under City Government/Development

Site Plan:

10/08/09 Please recalculate grading amount. With bottom of footing at 98.4 and the original grade then
at least 1.6 ft of for the footprint of the house then the cut will quite a bit more than 6cyds. Please note
cut amount and fill amount separately. Please provide bottom of footing elevation and grading
calculations on site plan.

6.10/08/09 Property line is shown as edge of sidewalk. Please confirm this is correct. 76 Ave W is has a
right of way width of 60ft. Please see Handout B#59 on how to determine edge of right of way. Show
public sidewalk on site plan.
7.10/08/09 Previous asbuilts show water service line crossing the property line north of the sewer. Please
confirm location. Show all utilities on site plan from property line to house (ie water line from meter to
connection at house, side sewer from property line to connection at house, gas from property line to
house). Please note that water and sewer lines must have a horizontal separation of 10ft.
8.10/08/09 This plan note as well as #9 are specific to acknowledging the party responsible for the lateral
(in the ROW from property line to city main) and #8 is specific to the side sewer (from property line to
house. Please rewrite note on plan to reflect this. If intention is to use existing side sewer lateral, from
main to property line, then it will need to be TV’d by Public Works to determine if acceptable for re-

use. Call sewer division at Public Works to schedule, 425-771-0235. If condition is not acceptable to
reuse, owner/contractor shall be responsible to replace sewer lateral.
9.10/08/09 See #8 If intending to use any portion of the existing side sewer, from property line to house,
then it is the owner’s responsibility to TV line and submit results to Public Works to determine if
acceptable for reuse.

14.10/08/09 If you are choosing to use 18” pipe then the minimum length of detention pipe is 42’. Your
plans show approximately 35’. Also please note catch basin type for all new catch basins including in
right of way. Please use our detention worksheet and prescriptive sizes on back of worksheet to size the
system accordingly.Also in the current plan the detention systems rim and invert do not allow for
proper burying of detention pipe. Please correct. Please provide on site plan location of proposed
detention system and show where it connects to the city storm system.

18.10/08/09 Please review attached copy of City Storm system map. It shows the nearest existing catch
basin is located across the street south of the property of 23122. To connect to the City system a catch

basin shall be added in the gutter flow line on the east side of 76, then a minimum 12” pipe is required
to cross the street. Another catch basin shall be added directly across the street in the west gutter flow
line. A minimum size of 12” pipe shall then connect that catch basin to the City storm catch basin.
Please note that a minimum of a Type I catch basin is required, and if rim to invert is greater than 5’
then a Type II catch basin is required.Connection to the city storm main must be done at a catch basin.

It appears as though the city storm system is located on the west side of 76 Ave W. If connection can
not be made at an existing catch basin then a new catch basin shall be installed. In addition, if no catch

basins exist on the east side of 76 Ave W then a catch basin will need to be added in the gutter flow
line.
19.10/08/09 Water from driveway must go through detention system and therefore must be connected to
the system at the infall catch basin. Plan currently shows driveway drainage entering the outfall catch
basin. Show on site plan how driveway surface water will be captured into the detention system.
20.10/08/09 Not Done.If footing drains are required by the building division, show how they will
connect from the house to the storm system. Either show on drawing or add note “Footing drains shall
not connect to the detention system unless at outfall catch basin”.

Complete drainage/detention worksheet with rim and invert elevations. Revise all calculations needed
to reflect revisions or changes to impervious surface totals.

10/08/09 Please remove note on plan “Connect (Tightline) downspouts to either catch basin”. All
downspouts must be connected at the infall catch basin of the detention system so the drainage can be
detained. Also please indicate connection on drawing.
