New Deck at 745 Edmonds Street
On behalf of the Planning Division, I have reviewed the above building permit application. During review of the
subject submittal, it was found that the following information, corrections, or clarifications need to be addressed.
Please respond to the following items, so that I can complete my review:
Lot coverage
1.: The property located at 745 Edmonds Street is located within the RS-6 zone (Single Family
Residential). Pursuant to Edmond Community Development Code (ECDC) 16.20.030 the maximum coverage
on lots within the RS-6 is 35%. ECDC 21.15.110 defines coverage as the total ground coverage of all buildings
or structures on a site measured from the outside of external walls or supporting members or from a point two
and one-half feet in from the outside edge of a cantilevered roof, whichever covers the greatest area. Decks
over 3 feet in height are counted against the allowable coverage. Calculating the existing coverage from the site
plan submitted with this application, it appears the structures on the property cover 39% of the parcel; 4% over
the allowable coverage in ECDC 16.20.030. The deck as proposed could not be approved as the plans show the
proposed deck at six feet in height which would add to the lot coverage. The deck would have to be lowered to
not more than three feet in height so it would not add to the coverage on the parcel. Please revise plans so the
deck does not add to the lot coverage.
