During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.ci.edmonds.wa.us by clicking City Government / City
Department / Public Works / Engineering Division:
1.Please add north arrow to site plan.
2.Please note on site plan “Erosion Control shall be consistent with City of Edmonds Requirements” and
show silt fence, rock entrance and CB protection on site plan. Add standard details for these erosion
control measures consistent with the C of E standard details. Standard details can be found on our
website by following the instructions above.
3.Grading calculations were not received with the site plan submitted. Please calculate the amount of cut
and fill required for this project. Include finished floor elevations and bottom of footing elevations.
4.Impervious surface calculations note “Sidewalk 90sf”. Please show this sidewalk on the site plan.
5.Detention pipe located under a drivable surface must have a minimum cover of 2ft. If the 2ft cover is
not attainable, ductile iron can be used or N-12 can be used if a cover of 1ft can be demonstrated.
Please revise site plan and/or detention worksheet to meet this requirement.
6.Show tightline on site plan, including location of connection to detention system.
7.Note material, diameter and length of pipe between control catch basin and existing catch basin in right
of way.
8.Storm connection to existing catch basin will require removal/replacement disrupting access to adjacent
driveway. Note on plans and coordinate driveway disruption with adjacent property owners.
9.Footing drains must bypass detention system and must connect to storm line before leaving private
property. Please provide detail of NE corner of property including pipe dimensions, connection of
footing drain to storm drain. Include distance between pipes, connection, catch basin and property lines.
10.Side sewer appears to cross storm detention system. Minimum separation for perpendicular crossing
between sewer and detention system is 18” with sewer below detention system. If separation cannot be
met the sewer line may be sleeved with 20ft sleeve centered at perpendicular crossing. Please provide a
detail labeled with proposed elevations, pipe size and material for both pipes.
11.A 6” side sewer clean out with cast iron lamphole cover must be installed on the right of way side of the
property line. A 4” clean out must be installed at the house. Note requirements on plans.

12.Is side sewer connecting to a new lateral stub out installed with the short plat improvements? If not, you
will be required to contact the City of Edmonds, Public Works Department, so they may TV the existing
sewer stub to ensure it is in good working condition. A copy of their inspection results will need to be
provided to the Engineering Division prior to connection of the new line. If the line is not found to be
feasible for reuse you will be required to replace it to the main.
13.Please indicate separation distance between gas service and water service. A minimum of 3ft is
required.
14.Show any public or private easements on the property.
15.Add dimensions of driveway to site plan including measurement of curb cut for driveway approach,
must be a minimum width of 12ft and no greater than 24ft for a two car garage.
16.Indicate on plans how driveway will be sloped so all runoff is collected in detention system (arrows are
fine).
17.Please include in plans City of Edmonds Standard Details E2.8 Curb/Gutter detail, E2.26 Driveway
Entrance, E2.13 Concrete Sidewalk. See above regarding where to find these on our website. Note on
plans that 5ft sidewalk is proposed. Sidewalk will be installed to match existing sidewalk to the west of
property and a driveway taper consistant with E2.26 detail to be installed at east end of property
frontage. Show adjacent driveway on plans.
18.Add note to plans stating “All existing curb/gutter to be replaced”.
19.Add note to plan that existing garage (xx sf) will be demo’d prior to construction. A separate
demolition permit is required.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
