During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

SITE PLAN
1)Show the location of the water service line from the meter to the house.
2)Show the location of the side sewer from the sewer main to the house.
3)Please provide bottom of rockery elevations. (This is to confirm that the house does not put a
surcharge on the rockery).
4)Clearly label and show all retaining wall and rockeries as existing and proposed (all plan sheets).
a.If retaining wall is actually a foundation wall please remove the retaining wall notation
from the grading plans.
General
5)Please update Impervious Surface Calculations as follows:
The impervious surface calculations need to be broke down showing what year each area was
constructed. I’ve included an example as to how it should be shown on the plans.

a.City of Edmonds records indicates a deck was constructed in 2003 under permit #
BLD20030170. If the deck is impervious please add the deck to the impervious surface
calculations. If the deck is pervious please note on plans as such.
b.It appears that the existing sport court was constructed after July 7, 1977; please add the
year of construction to the impervious surface calculations.
c.Please add the shed, the year the shed was constructed, and the amount of impervious
surface area to the impervious surface calculations.
6)Please note that it appears that the ‘New Total Impervious’ calculation provided differs by 125 sq
ft, (total existing 7408 + proposed 700 = 8108 sq ft, the provided amount was 8233 sq ft), please
revise accordingly.
DRAINAGE / EROSION CONTROL PLAN
Assuming the sport was constructed post 1977 please provide the following:
7)It appears that you have designed a detention system for 2000 sq ft of new impervious surfaces.
However, this does not include the impervious surface area of the sport court.
a.Please revise the size of the detention system accordingly and provide a copy of the
standard detention system worksheet (provided in handout #E72).
8)The surface water runoff collected does not have to be collected from areas that were constructed
after July 7, 1977. However, the area collected must equal the impervious surface area
constructed after 1977.
a.Please show that an area equal to the impervious surface area constructed post 1977 is
being collected and routed to the detention system.
b.Please show what portions of the impervious surfaces will be connected to the detention
system (directional flow arrows acceptable). For example show which portions of the roof
drain to which downspouts, show collection of water runoff from the patio, etc..

9)Please provide the existing topos throughout the whole parcel.
a.The plans indicate stormwater will be dispersed along the northwest portion of the lot. If
the slope of the area exceeds 15% a geotech report will be required approving the
dispersion.
10)A rip rap outlet is not an approved discharge from a detention system.
a.Some approved methods are
A runoff spreader trench per Standard detail E5.1.1 may be appropriate based on
a valuation by your Geotech Engineer. If you choose this method please provide
design details and approval from a licensed Geotech Engineer.
You may also tie into the existing storm system. If you choose this method please
revise plans accordingly.
11)Please note that all exposed soils will be covered if not worked within 2 days.
12)Due to grading at the south corner of the lot, please add:
a.Filter sock in the catch basin per City Standard Detail E1.3.
b.Please note that once grading is complete the soils will be permanently vegetated within 2
days.
13)It appears that there are labels missing from the Drainage Plan (and Grading Plan) that exist on
the site plan.
a.Please label the square symbols CB if they are in fact catch basins otherwise please label
accordingly.
b.Please show the entire city storm system (i.e. the connection of the catch basins).
Please resubmit 3 copies of the revised site drawings and associated documents with a written response to
