During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
General Comments:
1. Please remove “lot area” from impervious surface calculations.
2. Please call out width of proposed driveway. See City of Edmonds standard detail E2.26 for minimum
and maximum driveway curb cuts.
3. Show driveway from property line to edge of road.
4. Call out dimensions of sidewalk and note“asphalt”.
5. Note on plans 1:12 slope for curb ramps where sidewalk crosses driveway. Add Standard Detail E2.26
to plans.
6. Call out bottom of footing elevations for house on plans, so grading calcs can be verified.
6. Add total cut and fill amount to plans.
7. Per Edmonds Community Development Code (ECDC) Chapter 18.40.020.A.1, “Rockeries on private
property adjacent to city right of way must be set back from the right of way a minimum horizontal
distance equal to the height of the rockery.” To demonstrate compliance with this code section call out
on site plan distance from rockery to property line, and provide top of rockery elevation and bottom of
rockery elevation at each end of rockery and at every three feet of change.
8. Rockery located east of garage is only shown on drainage plan. Please add to site plan and provide top
of rockery elevation and bottom of rockery elevation at each end of rockery and at every three feet of
change.
Drainage/Erosion Control Plan:

1. Show full extent of right of way north (200) and west (88) of property on plan.
2. Include all improvements: utilities, catch basins, manholes, etc.
3. It may be helpful to create a separate plan for Grading and Erosion Control. This is only a suggestion.

A. Erosion Control:
1. Add note to plan: “Erosion control will be consistent with City of Edmonds requirements.”
2. Please revise plan to show silt fence on private property (E1.1).
3. Show temporary construction entrance on plans (E1.2).
4. Call out inlet protection for all existing catch basins (E1.3).
5. Add the above referenced City of Edmonds Erosion Control Standard Details to plans.
B. Utilities:
1. Label the sewer and water easement and if public or private.
2. Show all utilities located in easement.
3. Call out existing sewer stub on plans. Add note: 6” clean out shall be installed at the edge of
easement with a 12” cast iron locking lamphole cover.
4. Show a sewer clean out at house connection, 4” or 6”.
5. Indicate sewer pipe material, size, and invert elevations at cleanouts.
6. Separation between water and sewer must be a minimum of 10 lineal feet. Call out distance
between sewer and water at minimum point of separation.
7. Separation between water and all other utilites must be a minimum of 3 lineal feet. Current plan
shows water line crossing power/phone/cable line and connecting at the house in the same
location. Please revise to show compliance with City of Edmonds requirements of a minimum
3ft separation between water service lines and power, cable, telephone utilities or a minimum
vertical separation of 12”.
8. Call out water meter. Label as new or existing.
9. Water line is shown crossing footing location at corner of garage and again at corner of house.
Please revise plans to show connection to house in a single location.
C. Drainage:
1. Use arrows to indicate how driveway will be sloped so that all runoff will be diverted into catch
basin.
2. Label all catch basins for clarity (eg #1, #2..).
3. It is preferable that all impervious surface runoff be connected to the infall end of the detention
system (the north cb on submitted plans). The drain and catch basin elevations and locations
appear to lend themselves to this configuration. Please revise plans to show a cb where the
garage drain, roof drain, and patio drain can connect and drainage from all three can be conveyed
to the upper catch. Include rim and all invert elevations. Show connection from cb to detention
system.
4. Show connection from detention and footing drain to city storm system. Provide rim and invert
elevations for city storm catch basin on plans. Also add rim and invert elevations to detention
worksheet.
5. Call out length, material and size on all piping.
Please resubmit 3 copies of the revised plans/documents to a Development Services Coordinator. Please
