All Handouts and Standard Details referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us by clicking City Government / City Department / Public Works / Engineering Division: General Comments: 1.Please provide two full sheet site plans. 2.Call out bottom of footing elevations for house on plans, so grading calcs can be verified. 3.Label all property improvements (utilities, access easement, etc) as “existing” or “proposed”. 4.Call out material of proposed driveway and patio. 5.Please note on plans “Original residence demo’d in 2005” . 6.Please add “General Notes” section to plans, see attached for information to include. 7.Add “Construction Sequence” to plans, example attached. Erosion Control: 1.Please note on all plans “Erosion Control shall be consistent with City of Edmonds Requirements” 2.Please call out catch basin inlet protection on all existing cb’s on access easement. 3.Note on plans “Existing driveway to be removed prior to final”. Drainage: Stormwater drainage plans will be reviewed by the Stormwater Engineer when the following information is submitted. 1.Please provide report from geotechnical engineer for site as recommended in LSA’s drainage report. 2.Revise drainage report to reflect findings by geotechnical engineer. 3.Revise infiltration detail to show specific dimensions for construction based on findings of geotech and drainage report. Detail in drainage plan shall be consistent with detail on drawings. 4.Provide rim and invert elevations for CB #1 and #2. 5.Call out lineal measurement of all storm drainage piping. 6.Drainage report states in Section 3 that emergency overflow outfall line would be located “in a private DATE FAXED/E-MAILED 3/8/2010 PAGE ___ OF __ 12 drainage easement across the Dedonker site to a spreader trench with discharges to the existing pipe that drains into the Railroad ditch” The drawing noted as “5041sd” included in the report does not show a connection to a spreader trench. Please add details of this connection on plans. 7.Provide plan of the entire emergency storm drain overflow system from infiltration system to outfall at BSNF right of way. 8.Add catch basin to existing storm drain line in access easement where storm pipe changes direction to follow south property line and enters adjacent property. 9.Provide copy of BSNF approval to accept runoff from this site. 10.Call out rim and invert elevations for driveway “area drain”. 11.Provide copy of private drainage easement. 12.Revise infiltration trench sizing note #2 to state “Existing access driveway drains to infiltration system th on adjacent property, 1567 9 Ave N, sized accordingly and installed with the construction of the driveway and single family residence.” Utilities : 1.Show all utilities on plans (sewer, gas, power, water) from the connection in the right of way or easement to the point of connection to the residence. 2.Call out size and material for water service line. 3.Note that water meter is existing. 4.Show location of side sewer connection from city system to house on plans. If stub out or lateral installed, please label as existing. 5.A 6” side sewer clean out with locking cast iron lamphole cover must be installed at edge of easement. A 4” clean out must be installed at the house. Note requirements on plans. 6.Call out sewer pipe size and material and provide invert elevations at cleanouts.
