New Single Family Residence at 7822 240 St SW
On behalf of the Planning Division, I have reviewed the above building permit application. During review of the
subject submittal, it was found that the following information, corrections, or clarifications need to be addressed.
Please respond to the following items, so that I can complete my review:
Datum Point
1.: Please include the datum point used for height calculations on the site plan. This datum point
will be used during the height check verification at the framing inspection.
Lot Area and Coverage
2.: The site plan indicates the property has a lot area of 10,912 square feet, however, this

figure includes the area of the access easement provided to Lot 1 (7824 240 St SW). Pursuant to ECDC
21.55.020, lot area excludes access easements. Excluding the access easement leaves 9,369 square feet of lot
area. With 3,126 square feet of building footprint, this gives a coverage amount of 33.3%, still within the
maximum of 35% allowed by the RS-8 zone. Please either redline the site plans, or submit revised site plans to
include the correct lot area and coverage calculations.
Subdivision requirements
3.: The proposed new single family residence will be going on Lot 2 of a subdivision
that was approved in 2001 under permit number S-99-238. Some conditions of the subdivision need to be
addressed before planning can sign off on the building permit.
Carport
a.: Under note number 5 on the short plat notes on the first page of the short plat states that,
“carport/storage area on Lot 2 to be removed. Setback requirements for Lot 1 must be met prior to issuance
of building permit for Lot 2.” A demolition permit for the carport must be submitted and the carport
removed before the building permit for the single family residence on Lot 2 can be issued.
Parking for Lot 1
b.: One of the Engineering Division conditions of approval for the short plat was that Lot
1 will have to access from the new 12 foot wide driveway. With the removal of the carport, and Lot 1
accessing from the new driveway, it appears that Lot 1 is losing its parking spaces. Lot 1 must still provide
for 2 parking spaces pursuant to ECDC 16.20.030. Please show on the site plan where the two parking
spaces for Lot 1 will be.
