On behalf of the Planning Division, I have reviewed the above building permit application. During review of the
subject submittal, it was found that the following information, corrections, or clarifications need to be addressed.
Please respond to the following items, so that I can complete my review:
Landscaping
1.: Pursuant to ECDC 20.60.045.G.1, each free standing sign must have a landscaped area twice the
size of the sign area at the base of the sign. Please provide a landscape plan for the proposed sign area.
Letter from property owner
2.: Pursuant to ECDC 20.60.045.F, only one freestanding sing is permitted on each
lot or building site. There are other businesses locate on this lot, and the proposed sign only contains
information for one business. In order to avoid future disputes with other businesses on the site (who may want
their own free standing sign), please submit a letter from the property owner stating they understand that only
one free standing sign is allowed and granting permission to Hamburger Harry’s to have the only free standing
sign.
Monument sign location
3.: The monument sign location has changed over what was depicted on the preliminary

plans and has been moved closer to the intersection of Howell Way and 5 Avenue South. Be advised that the
plans have been route to the Engineering Division to review site distances in regard to the new location. You
may wish to wait for Engineering’s approval on location before preparing the landscape plan in item number 1
above.
