During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts and Standard Details referred to in these
comments can be accessed at our website: www.ci.edmonds.wa.us by clicking City Government / City
Department / Public Works / Engineering Division:
The following is a preliminary review. A full review will not be performed until the submittal is complete
as follows:
This project is Lot 2 of the Hershman subdivision S-07-62 . The civil site improvements for the
subdivision were approved but never constructed. The subdivision civils were reviewed and approved
independently of this building permit submittal. The subject proposed residential plans were not
considered in the design of the subdivision drainage system therefore a reference to the civils for
Drainage, Grading and Erosion Control will not be sufficient for review of this project. As the originally
approved site improvements were never constructed, the plans for this project must incorporate these
improvements for review. Drainage, utility, grading and erosion control plans submitted must reflect the
full scope of the construction proposed.
Stormwater Drainage System:
1) If you choose to use the subdivision drainage system design, a revised drainage and plan must be submitted
from the engineer confirming that the proposed plan has been reviewed and the subdivision drainage design can
accommodate the proposed impervious surface. The drainage plan must be revised to show the currently
proposed residential constructionand driveway consistent with the site plan.
2) The drainage system plan must include the following:
a) RIM and Invert elevations at all catch basins, yard drains, and at connections to wet tank, detention
system, and stormwater pump.
b) Size, material and length of all pipe, including the force line.
c) Size/Type of all catch basins.
3) The plan must be consistent with the site plan.

4) Please note: The access road and driveway on the site plan measure out as approximately 2370sf of
impervious surface. However the impervious surface calculations on both the submitted site plan and
residential drainage plan note this area as 1981sf. Please revise accordingly.
5) Indicate how access road surface water runoff will be collected and conveyed to the wet tank system.
Utilities:
1) Show proposed water meter location and water line from meter to connection at house.
2) Please note water pipe size, material and length. Water line is shown constructed under drivable surface, call
out depth of cover.
3) Please show proposed side sewer from property line to house. Call out pipe size, material, length and force
line. Show a 4” cleanout at connection to house.
4) Provide invert elevations of the side sewer cleanouts at the house, and the pump.
5) Show location of transition from force line to gravity at property line. A 6” cleanout with 12” locking cast
iron lid is required east of property line in easement.
6) Side sewer crosses stormwater connection between wet well and detention system. Please specify vertical
clearance between the utilities.
Sewer and Storm Water Pumps
:
1) Please review Handout #E62 for requirements for a single family residential sewage pump. “A
pre-design report to justify the installation of a pump station must be submitted to the City Engineer
prior to design.” Checklist and standard details are also provided in the handout.
2) The requirements in Handout #E62 also apply to the Storm Water Pump.
General:
1) Single family residential construction submittals require at a minimum 3 separate plans, a site plan, a
drainage plan and a grading plan.
2) Note on plans: “Access road and driveway not to exceed 14% slope.”
3) Label rockeries and show portion to be removed as stated in subdivision requirements.
4) Sidewalks are required to be constructed as a condition of short plat approval. As sidewalk design is not
impacted by subject development proposal, the short plat civils can be used for this element of work. Add a
note to the plans that sidewalks frontage improvements as required by the subdivision shall be completed
prior to final approval of the SFR building permit.
5) A condition will be added to the SFR permit: “All conditions of the short plat approval must be met prior to
final engineering approval of the SFR building permit”.
6) Add on grading plan tree protection barrier around trees to remain to protect from damage during
construction.
7) Show location of rock construction entrance per City of Edmonds Standard Detail E1.2
8) Show existing catch basin filter sock protection per City of Edmonds Standard Detail E1.3.
9) Will retaining wall along access road be construction? If so, add to all plans and provide bottom of footing
and top of footing for every two feet of change and show on all plan. A construction detail is required for
the building division to review.
This is not a complete review due to insufficient information to review at this time. Your
resubmitted plans will be subject to review and comments separate of this set of
comments. The comments herein are for reference when revising your plans.
