During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /
Engineering Division then scroll down to Handouts:
1. Please note on plans how drainage will be handled for the new impervious surface. Impervious surface
total is less than 2000sf so detention is not required. Please note e.g. tightline to drywell, downspouts to
splashblock, etc.
2. Add grading amount to plans.
3. Add note along the side sewer crossing property “private utility easement” as we had discussed.
4. Please add line at northside of sidewalk panel in the driveway to show separation from the sloped area to
the road. Add note to plans indicating that the sidewalk panel will be constructed with not more than a
2% cross slope and that the access slope to road begins on north edge of sidewalk.
5. Show side sewer clean out at house. Also show a 6” clean out at south edge of property line and note
the requirement of a 12” cast iron locking lamphole cover with ½” hex bolts.
6. Are you connecting the existing water line or replacing the full length between meter and house? Please
call out size and material of the water line.
7. Minimum distance between the water line and the sewer line is 10ft. Please note separation distance on
plans and relocate utility lines as required.
8. Please note on plans: “If proposing to re-use existing sewer lateral, condition of line must be verified by
City’s Public Works Dept. Contact Edmonds Sewer Division at 425-771-0235. If condition is not
acceptable, owner shall be responsible for replacing line to City sewer main.”
9. Per Edmonds Community Development Code Chapter 18.80.060 C, driveways must be paved (concrete
is ok) a distance of 20ft from edge of road or to edge of property line whichever is greater. Please note
driveway material on plans.
10. The side sewer permit has already been issued and will still be in effect for this project. A right of way
permit will be required for curb, sidewalk, and driveway approach.
11. Curb and gutter shall be constructed per City Standard E2.8 (2 ft sawcut required)

12. Sidewalk shall be constructed per City Standard E2.13 (5 ½” thick).
13. Note at each end of sidewalk “match existing grade”/
14. Driveway approach shall be a minimum of width of 12 ft.
15. Existing water box is broken and shall be replaced.
16. Show full width of Alder Street and utility locations.
17. Please correct the tax parcel id# on site plan. Should be #00434209400301.
