During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to Marie Harrison.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
GENERAL
1.Please provide an itemized cost estimate, including units and unit prices, for both on-site and
off-site (right-of-way) improvements, including traffic control.
A bond is required to be placed for all right-of-way improvements. The amount of the bond
o
will be based on 120% of the City approved estimate for all right-of-way improvements.
The City will inform you of the appropriate bond amount after review of the cost estimate.

Inspection fees for this project will be calculated at 2.2% of the 120% City approved

estimate for all improvements.
2.Please submit a traffic control plan for review and approval.
3.Please revise City of Edmonds approval block to say City Engineering Division instead of City
Engineer.
STORM DRAINAGE REPORT
1.Section H - Operation & Maintenance Guidelines - The guidelines presented in the Engineering
Report are vague and do not have the detail necessary for the owner/operator to maintain both
the infiltration system and the oil containment catch basins. Maintenance is the responsibility of
the owner/owner operator once the project is complete. ECDC 18.30.060.B.9 states that "An
operation and maintenance schedule shall be provided for all proposed storm water facilities and

BMPs and the (party or parties) responsible for maintenance shall be identified." Please include
this information in Appendix H
Sheet 1 of 2 - SITE DEVELOPMENT PLAN
1.Plan sheet states sidewalk is asphalt, however all other plan sheets indicate concrete walk.
Please revise accordingly so all sheets are consistent.
2.Sidewalk shall be a minimum of 5 in width, wider is preferable. In scaling the plans it appears
as though the sidewalk may only be 4 in width. If this is accurate, the sidewalk will need to be
replaced to meet City standards.
3.If the sidewalk currently meets standard widths, please add a note to the plans that states existing
curb, gutter and asphalt walkway shall be removed and replaced as indicated by City
Engineering inspector. This note pertains specifically to existing damaged or failing sections or
those sections that may become damaged during the course of construction.
4.Please reference and incorporate standard details E2.8 curb and gutter, E2.12 asphalt walkway,
and E2.15 Type 2 curb ramp.
5.The curb ramps at the driveway approaches shall be concrete, however truncated domes are not
required at this location.
6.Please note that a 2 sawcut will be required beyond the face of the gutter.
7.Please add a note to the plan that refers to Sheet A-1 for parking lot layout, signage and striping.
8.Provide invert elevations for 6 tightlines at the point of connection to the infiltration catch
basins. Will sufficient pipe cover be provided over storm tightline?
9.Will footing drains be installed around the perimeter of the new addition? If so, please indicate
their point of discharge. If directed to the infiltration trench, please include sizing and
calculations with the drainage report.
10.As the construction entrance will utilize the existing driveway curb cut, revise the construction
sequence to indicate timing of curb, gutter & driveway approach improvements.
11.Add a Utility Purveyor designation to the plans indicating the City of Edmonds for sewer and
Olympic View Water & Sewer District for water.
12.Plans shall indicate existing striping along Edmonds Way, any disruption to the striping and the
requirement to restore at project completion.
A-1 Site Plan
1.Concrete extruded curb shall be located on private property only. Curb and gutter shall be
brought to the property line, similar to what is shown on Sheet 1. Please revise accordingly.
2.Please add signage to indicate Entrance Only and Exit Only. Signage shall be visible from
Edmonds Way.
L-1 Landscape Plan
1.Vegetation provided near driveway approaches shall be placed so as to maintain a clear line of
sight. For trees near driveway approaches, a minimum 7-foot clear area shall be provided
underneath the tree canopy. Low growth vegetation near driveway approaches shall have a
mature height of 3-feet.
2.Landscaping has been shown within the City right-of-way, which is acceptable if maintained by
the property owner, but typically cannot be used to meet landscaping requirements set forth by

the Planning Division. In addition, street trees may be required along the frontage of the
property, within the right-of-way. If required, a landscape buffer will need to be provided or
street tree grates with a concrete sidewalk. Additional information on the landscaping
requirements will be addressed in the Planning Division review comments.
