5/27/10 A Trip Generation Rate Table was provided on the site plan. Please submit a

separate traffic impact analysis (see Handout E82) and complete pages 1 and 7. A TIA
worksheet was provided on 4/13/10 . . . you can revise this document accordingly if you
choose. The trip generation rate table can be provided as an attachment to the analysis
providing justification for the mitigation fee recommendation provided in Item #7.
4/19/10 comment - A traffic impact analysis was submitted for the subject
development, but not all of the required information was provided. Edmonds
Community Development Code (ECDC) requires mitigation fees to be assessed
whenever there is a change in use. It is not necessary to perform a traffic study as the
building and site conditions are existing, but a complete impact analysis shall be
provided.
As an ITE land use category for Car Sales Lot is not provided for in ECDC 18.82, an
independent fee calculation will need to be performed. The City code can be
accessed through our website - www.ci.edmonds.wa.us - click on Quick Links on the
left hand side of the screen and then choose Codes/Ord/Resolutions. From here you
can choose to view on-line municipal and development codes and gain access to City
of Edmonds ECDC 18.82. Sections 18.82.030, 18.82.120, and 18.82.130 will be
most beneficial.

width) and stall #5 is not 24-feet. Please revise plans to allow for a 24-foot wide
drive aisle exclusive of the espresso stand drive-thru lane.

4/19/10 comment - The site plan provided is not to scale and therefore driveway aisle
widths and parking stall dimensions cannot be verified. As discussed in the pre-
application meeting, standard parking stalls shall be 8 ½ feet by 16 ½ feet. Driveway
aisle widths for 2-way traffic shall be 24-feet. Please revise the site plan accordingly.
