During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please redline plans or submit three (3) sets of revised
plans/documents with a written response to each of the items below to Theresa Umbaugh.
City of Edmonds handouts, standard details and development code can be referenced on the City
website.
1.Please submit a traffic impact analysis for this project. Please refer to City handout #E82 for
traffic impact analysis requirements. Items #1 and #7 of the worksheet will need to be
completed. The handout is available on the Citys website at www.ci.edmonds.wa.us under the
Engineering Division of the Development Services Department.
Under Item Number 7, Mitigation Recommendations, please state the previous use of the

tenant space and assess an impact fee for this use accordingly. Please also state the proposed
use of the tenant space and assess an impact fee for this use accordingly. The impact fee
required for this project, if any, will be the difference between the previous use and the new
use.
2.An existing catch basin is shown in the new dumpster area. Does surface water runoff from
the parking lot currently flow to this catch basin? Please add a note to the plans that indicates
the dumpster area will be maintained so as to protect the storm system from receiving any waste
debris.
