During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at
our website: www.ci.edmonds.wa.us under City Government / Development Services Department /

SITE PLAN
1)There is an existing patio shown on the Site Plan, but is not shown on the Drainage Plan. Please
revise plans to be consistent.
2)The Site Plan states that there is 1643 sq ft of proposed paving; however, on the Drainage Plan
states there is 1020 sq ft of new asphalt. Please revise plans to be consistent and clearly show what
area is proposed paving.
3)Please show how surface water runoff from the driveway will be collected (i.e. directional flow
arrows).
4)The Drainage Plan proposes to collect surface water runoff in a detention system that then outfalls
to a spreader trench. According to the city soils map the soils are not good soils in this area and
therefore a minimum of 25’ of vegetation is required from the spreader trench to the property
line. It appears as though this separation can not be met. Below are some options for handeling
stormwater runoff:

b.Reduce the square footage to under 2000 sq ft; or
c.The stormwater code as been revised but does not come into effect until June 1, 2010. We
are currently looking to determine if this permit may use methods under the new code. If
it is determined that this is possible, the collection of surface water runoff could be handle
under different methods. For example:

The above examples would require soils samples from a licensed onsite sewage system
designer, civil engineer, engineering geologist or geotechnical engineering to determine a design
infiltration rate. Depending on the proposed storm water method the system could be required to be
designed by a licensed engineer.
Please resubmit 3 copies of the revised site drawings and associated documents with a written response to
