Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to Theresa Umbaugh. City of Edmonds handouts, standard details and development code can be referenced on the City website. Review 1 – May 25, 2010 Review 2 – June 18, 2010 GENERAL 1. 6/18/10 – The parking stall dimensions as noted on the plans has been revised to 16 ½ feet in length, however, the plans still show the parking stall scaled at 16-feet in length. Please revise the plans show they accurately show all required parking stalls and drive aisles. 5/25/10 comment - Minimum parking stall dimensions shall be 16 ½-feet x 8 ½-feet. Please revise site plan accordingly. 2. 6/18/10 – comment letter states plans were revised, however pavement edge and sidewalk have not been shown as requested. th 5/25/10 comment - Please revise site plan to show sidewalk and edge of pavement on 76 Ave W. 3. ok bld20100323-Olympic View Montessori-E2 Page 1 of 2 TRAFFIC IMPACT ANALYSIS – 1. 6/18/10 – The revised TIA is currently being reviewed by the City Traffic Engineer. 5/25/10 comment – The following comments were provided via e-mail on May 21, 2010. Please ask TranspoGroup to respond to the following: 1.The memo provided refers to Table 4 and states the fees that would be assessed for the Montessori would be approximately $2,700. Please provide reference to the specific data used in table 4 and provide an exact (not approximate) fee calculation. 2.The memo also states the Montessori program does not typically generate trips during the weekday PM peak hour and therefore no road impact fees should be assessed for this project. Please provide specific/concrete data to support this. 3.Please include in the memo calculations for impact fees previously paid or fee values consistent with the previous ITE land use (general office?) and proposed fee rates.
