Please redline plans or submit three (3) sets of revised plans/documents with a written response to each of the items below to a Permit Coordinator. City of Edmonds handouts, standard details and development code can be referenced on the City website. Review 1 – June 11, 2010 Review 2 – June 25, 2010 The following comments were provided on June 11, 2010. A plan resubmittal was made to the rd Development Services Department on June 23, however the comments provided below were not addressed. Please address the following so Engineering Division review of the project can continue. 1.Please submit a traffic impact analysis for this project. Please refer to City handout #E82 for traffic impact analysis requirements. Items #1 and #7 of the worksheet will need to be completed. The handout is available on the City’s website at www.ci.edmonds.wa.us under the Engineering Division of the Development Services Department. Please note, the table provided in the handout is out of date and should not be used for determining ITE land use categories and mitigation fees. Please refer to the attached ordinance outlining ECDC updates and providing a revised rate fee table. Under Item Number 7, Mitigation Recommendations, please state the previous use of the o tenant space and assess an impact fee for this use accordingly. Please also state the proposed use of the tenant space and assess an impact fee for this use accordingly. The impact fee required for this project, if any, will be the difference between the previous use and the new use. If an applicable ITE Land Use Category is not identified in the table then an independent fee o calculation will be required. Please refer to ECDC 18.82.130 for additional information. 2.Please provide a site plan showing staging of equipment and materials.
